I keep coming back to the Grosvenor because I genuinely value what it is. Its location on North Terrace is hard to beat, especially with onsite parking, and for Adelaide the value is excellent. But part of the reason I choose to stay here is the history. The hotel dates back to around 1920 and, unlike so many of Adelaide’s older buildings, it’s still standing and still being used for its original purpose. The rooms and accommodation reflect the era of the building, and I actually enjoy that. It has age, quirks and character. A major refurbishment would undoubtedly make it look more modern, but it would also push the nightly price well beyond what makes this hotel so useful and affordable. I’d rather appreciate it for what it is. When I stay here, I often think about the generations of people who have walked through the building before us, including its wartime history and the many well-known people connected with it over the years. It’s not a shiny new hotel, and that’s exactly the point. For location, parking, value and a genuine piece of Adelaide history, I’ll happily keep staying here.

I stayed on floor 4 in May, 2026. The location of this hotel is amazing and incredibly convenient. The staff were also fantastic and friendly. Unfortunately the property is let down by major maintenance issues. The room smelled musty and stale and the air conditioning was really loud. Turning it off made the room feel more stifling. O there are two lifts but only one lift was working and according to other guests who’ve stayed previously it’s been out of order for at least 3 years. Also the bathroom basin soap container was almost empty. Great staff but the building desperately needs repairs.

We have stayed here now a couple of times and overall the stay was good, staff pleasant and rooms were fine. We did have a leaky shower but it was not the end of the world. Central and easy to get to via train from regional area. If you are driving I believe there is only limited parking although there are parking stations all around.
