The cottage had only been surfaced clean. There had been no deep clean for a long time. It smelt of old cooking fat and grease as the exhaust fan did not work. The aircon was covered in dirt and grease. The blinds were filthy as was the couch including burn marks. The floor near the bed smelt like cat pee. The bbq was filthy and so unclean you could not use it. The screen door was taped up. The linen was clean and the place had been cleaned at a surface level only. No external mow. Overgrown. Just not an acceptable condition for what you pay. The owner had no interest in paying a refund and refused to communicate with the booking agency. Stay away.

Spent 3D2N in Daylesford/Hepburn Springs in early May 2018. There are 5 cottages in the estate and we booked Tipperary (Cottage 5). The cottage is situated amidst a forested area, quiet and peaceful, close to nature. Neighbouring cottages near but not intrusive. We parked our car by the side of the cottage. BBQ/grill provided in front porch but too cold for us to eat outdoor. Indoor cosy and neat with wood fire in living room. The 2 bedrooms are large and could easily sleep 5-6 adults. During the day, we walked around Daylesford/the lake/hot water spring. There is a huge commercially-run Spa in Hepburn Springs but we are not enthusiast, so did not use the facilities. We took our dinner at Daylesford Hotel. Good service and food was good, especially the fish & chips. The place was crowded. Have to pre-book to avoid disappointment. We cooked on the second night using stuff bought from Daylesford Coles in the day. (Must do all the grocery shopping in Daylesford as there is no supermart in Hepburn Springs.) After home-cooked dinner, went out to the porch to soak in the cold and quietness and enjoy the "Starry Starry Night" - what a marvellous sight, huge clusters of stars. Just too bad that none of us know astronomy!

Extremely disappointing to say the least. We booked for 2 nights and only stayed one. The only redeeming feature was that the owner through Expedia gave us a full refund. We had no less than 20 points of dissatisfaction in the email we sent to both Expedia and the owner, many of which I noted are mentioned in a May 2016 review on Trip Adviser so the promise of things being restored or replaced may not happen. Buyer be ware.
