Very good hotel, well located compared to public transport. Small downside about poorly organized and little varied breakfasts. Bathroom a little too small. Nevertheless, good value for money. Very welcome and very nice staff, helpful and responsive.

I am disappointed with our stay and would like to share my experiences with you. We had decided at short notice to stay at the Living Hotel Kaiser Franz Joseph, which is advertised as a 4-star hotel in a quiet location in Vienna. ​First shortcomings: Parking and general condition After registering and allocating a parking space, we drove into the underground garage. The parking lot was cramped, not contemporary and hardly comfortable for modern car sizes. ​Afterwards we entered a hotel that is visibly worn out and ageing. The red carpet runners in the corridors were dirty and stained. ​Chaos in room assignment The next disappointment was our room. Instead of a reserved cozy double room, we got a single room with only a blanket and a pillow. After a call to the reception, we first received feedback that nobody was currently available and that an email would be sent to the responsible staff. Only after about an hour and another phone call were we asked to come back to reception to be assigned a new room. That meant for us: We had to go from the 4th to the 2nd with sack and pack. Move floor. In the second room we were fortunately given the necessary two pillows and blankets. ​Impossible parking situation When we got back around 2:30 at night, a large 9-seater bus – with extra twisted tires – was parked next to our assigned parking space, making it impossible to park our car. As I described this incident to the reception, the employee instructed me to park my car in the nearest parking lot. I had to reject this suggestion, as it was also substantiated. The ensuing tedious and unnecessary discussion for me was very uncomfortable. ​Noise and lack of hygiene In the morning we were woken up early by loud conversations and calls from the cleaning staff. The ladies didn't seem to care that guests wanted to sleep in peace on Sunday. The sight of the dirt under the bed horrified me even more. This is really unworthy of a 4-star hotel and makes you look deep into the overall hygiene. ​My conclusion: Definitely not a recommendation on my part for the Living Hotel Kaiser Franz Joseph in Vienna. I wouldn't want breakfast here either.

Friendly welcome and friendly staff. Room for long stay was clean, compact fitted mini kitchen, air con. Windows front well insulated no street noise. Hotel is dated with some nice details from the glory days. Less wax; 1. the noises of employees before cleaning va. 7:30 am in the hallway, mn, who did the liquor supply in some rooms every day (seemed like we were in a warehouse of a liquor store given the sound of depositing bottles in crates Tip: Better insulate hallway door 2. the sounds of other hotel guests in the evening or at night in the corridors and in the room above us by shifting furniture Tip: Alert hotel guests to rest periods and felts under the furniture Hotel is located outside the center , but everything is easily accessible by fast public transport (bus, tram or metro).
