Located in a residential area not far beyond the sketchy southern extremity of Water Street are two linked B&B Inns this The Leaside Manor is at no.39 Topsail Road. The property abuts a small cemetery immediately to the north.
Upon arriving the is no clear signage or street number visible from the street, only a small sign beside the pedestrian gate at street frontage. The steep asphalt driveway is quite narrow, constricted further by a utility pole at street. Parking is behind the building yet there is no walkway to the building front entrance, so you must haul your bags up the driveway. Upon buzzing the doorbell fortunately a staff member (Leila) was present. There is no front desk but a small room off the kitchen serves as office. Check in was swift by the friendly and efficient ex-Ontarian Leila.
A standard key in lieu of an electronic key is provided for room access. You are provided with a code for front door. Breakfast ends at the extremely early time of 9:30. Breakfast did not include eggs ,only small white flour store bought muffins, white flour pancakes, small individual flavoured yogurt and juice were offered.
Circumnavigating the property the stairway lumber was found to be decaying at the north side and had loose tread attachments.
The Placentia room I stayed in was small and stuffy. The ceilings are low and sloping. Unfortunately only one small window in the corner could be opened. There was a noisy large older portable AC unit with worn out control buttons bolted to the floor in the corner near the only opening window. All windows facing both the street and driveway did not have full drapes.
The small bathroom has no windows, although did have a vent fan. The shower took quite a while to warm up then was scalding hot. The toilet is quite low to the floor.
When you note the considerable expense for one night's stay you would expect the quality of the experience to match the cost.

A character home with very no actual character beyond the first impression when entering the main doors. We stayed in the Bell Island Suite, which in no way felt like a suite or executive at all. It felt more like a dated cottage or camp cabin. The room was tired and poorly maintained, with no consistent style or attention to detail. Issues included missing drawer knobs, mismatched hardware, peeling paint on the shower ceiling, cracked bathroom floor tiles, poor ventilation causing slippery floors, worn furniture, only two mismatched forks, no coffee provided for the coffee maker, and visible mold on the ceiling above the bed. My primary concern is safety. The sleeping area is on a raised section of the room with an unexpected 3–4 inch drop to the main floor. This creates a significant tripping hazard, especially at night. Even more concerning, the staircase is immediately adjacent to this change in floor height. During our stay, my partner stumbled on this uneven transition and nearly fell down the stairs. This is a serious safety issue that requires immediate attention, and I am preparing a separate letter to management regarding this concern. Photos online do not accurately reflect the current condition of the property. Even the Jelly Bean Room appeared to have little connection to its theme or the character of the home. The staff were friendly and attentive, and breakfast was good. However, as a professional tour operator, I would not recommend this property to my clients & would not stay here again.
