I booked this so called "Suites" on RCI ( The largest Timeshare vacation exchange network in the world) through their hotel affiliates site (see multiple photos of their site and listed amenities, specifically Front Desk, Late Checking-in and Free Parking was on the top om my list). Photos used for this site looked very appealing, inviting and a plush accommodation, after all who wants to be in a hotel room if you have the choice to be in a suite. So we made the reservations and paid it in full. We got the confirmation from RCI and carefully looked it over to make sure that there are no new stipulations or extra charges that we were not aware of. All looks good and we were set. We traveled from Florida by automobile, we started our trip on Saturday morning at 2:00 am. On Friday we attempted to contact the Front Desk using the only phone number listed in the confirmation letter as it was our only link to the Hotel, so we thought. No one answered, we were a little surprised and a bit concerned as we thought, why a huge facility like this, shown in pictures does not answer their phone calls, so we left a message on the voice mail. We attempted all day Saturday and also left several more messages, but we never got a call back. Now I am starting to worry and were not sure what to expect. On Sunday we attempted to reach the number listed on the confirmation all morning with no luck. We were about two hours away and we were getting worried and upset at the same time. Around 1:00 pm I get a phone call from someone named (Fred) saying that they got my messages, but they were very busy to get back with us. He stated that everything is set with our suite, he also ask me if I was aware of the $75 fee for cleaning and I confirmed, then he asked me that the hotel required payments upfront for the cleaning fee and he would like to process this as to expedite our check in. I will be honest, that sounded unusual, but I did not know their policy, besides, after two days of driving, I was finally relieved that we were able to connect with someone. I was too tired and was not so much concern about giving this person my credit card number to expedite the process, after all, the reviews left on the tripadvisor site and RCI site were encouraging and the pictures used for these sites as it turned out however were very deceiving and gives the impression of a fancy hotel with concierge service, late check in and all the amenities we asked for. All OK so far and we finished the conversation with him giving me the suite number, he also stated that a concierge will be waiting for our arrival and that the suite is all open and ready for us with the instruction for the free WiFi left at the kitchen counter. Wow, now I am started to feel better. However, this feeling was short lived, 15 minutes later I got another call from the same person representing the Park Suites Mississauga -Skymark, reminding me that there is an assigned parking spot in the garage for me and he gave me the location and the spot number, then he told me that there is a $25 parking fee per day. I was confused and furious at the same time, I wondered why has this person calling me back and why this can't wait until my check in where I can discuss this in person. I also reminded him that when I booked the reservation, with RCI , their website lists “free Parking” as part of their amenities and I confirmed this at the time of booking the reservation and it was clearly posted. He then turned from being sweet and helpful to obnoxious and rude stating that I was mistaken and I did not read what it is clearly stated on Expedia what the fees are for parking. Expedia..., wait a minute I did not book my reservation on Expedia site, there is a mistake somewhere. So I told this man that I had nothing to do with Expedia and that I booked it using the RCI exchange site. He did not know who RCI is or what I am talking about and told me: “take it up with whomever I booked it with, that is not my concern, this fee is not negotiable.” Although I did not give him permission to charge that to my credit card, I had a suspicion of this deliberate scheme to fraud unsuspected persons with extra charges, especially after giving him my credit card information. Now I was boiling and couldn’t wait to meet this person and get it squared away. I arrived at the location approximately 3:00pm and walked to the front desk to get clarifications to this last minute stunt. I was greeted by a concierge service for the building. No, not a counter or a front desk as I expected in a hotel, but a polite concierge behind a concierge desk who quickly explained to me that he has no idea what I am talking about and that this is simply a residential building and not a hotel. I showed him my information and the suite number that the man left with me in the phone conversation. I can see his eyes as they rolled to the back of his head saying “Oh No, not 715 again!”, that is not what I wanted to hear. He explained to me that there often issues with this unit particularly when people come from out of town, especially at a late hour and have not been able to establish contact with anyone, they often had to seek other accommodation at late hours and leaving very upset. He also clearly repeated to me that this building is a residential building and the concierge service is for the residents only and it is not a hotel by any means and the concierge service has nothing to do with this (715) unit. He also suspected that there are individual owners of these suites that rent them out to various sites. He showed us the way to go to this so called suite, which is on the 7th floor of an adjacent building to theirs. We walked in to this unit and was instantly take by the horrible conditions of this unit (see photos) broken kitchen drawers, torn up kitchen mittens, grease all over the stove, broken mirrors, badly scratched up stove top, balcony that resemble more of a jail cell, blood spot on the comforter, soiled pillows with sweat marks, torn up couch pillows, dirty and smelly couch, laundry closet that resembles more of a junk storage room, and the list goes on and on. We immediately were turned off and appalled by the condition of this so called “Suite”, may be you can find a better suited name than what I had in mind. So I called my contact to complain about these conditions, as I expected I spoke briefly to him before he hang up on me and never to answer his calls again, a shocking behavior coming from someone in the hospitality industry. At this point I knew I have been had. Another victim of a consumer that has been a victim of misrepresentation by this establishment the way that they sell themselves to the public with their fancy brochures and hide behind the phrases “Park Suites Been in business since 1969 and dedicated its commitment to excellence” , “Our amenities are World Class”, “unrivalled in it’s commitment to you” or “Our attentive guest services team is available around the clock to assist with any requests you may have.” This “World Class” establishment sure has a way to prey on unsuspected travelers that left with no other choice but to find another accommodations at whatever coast, otherwise they are left on the streets. I am still trying to work with this Rip Off of a place through the proper channels, unfortunately they still refuse to issue a refund. I would hope at least through our experience with this “outfit” it would serve the rest of you to enlighten you and make you aware of the pit falls, even though you may think that you are protected by these sites you use to book your vacation and they would at least have your best interest as a consumer first on their mind, how quickly you would be left out to fight on your own. Consumers beware.

This was a home away from home. Comfortable and inviting if only all the lights worked! On the whole the accommodation was reasonable. Shops and restaurants were nearby and the apartment lacked for nothing apart from a clean grill tray.
