Good location and atmosphere, rooms ok, Vala beach restaurant has very good food, we had a very good receptionist, Georgia very helpful however the breakfast is tasteless, we had a bad experience with the AC at night and the response to the incident, very long corridors without AC. Family atmosphere. Low value for money for a 5 stars hotel.

3/5 – Fantastic location, but let down by service, overcrowding and poor management
We stayed at Adam’s Beach Hotel for a week during the summer holidays. Overall, we enjoyed our holiday because Cyprus is a beautiful place, but the hotel itself didn’t live up to our expectations. There were certainly positives, but enough negatives that I don’t think we would return.
The biggest positive is undoubtedly the location. It’s perfectly positioned between Nissi Beach and Landa Beach, two of the most beautiful beaches in Ayia Napa, both within easy walking distance. If you’re looking for a hotel with a fantastic beachfront location, this is hard to beat.
The hotel also has some good facilities. The gym was better equipped than expected, the on-site supermarket was convenient and reasonably priced, and the adults-only breakfast area was excellent. It became our favourite part of the hotel because it offered a peaceful escape from the crowds.
Our room had a lovely view and, while it was fairly basic, it was comfortable enough and had everything we needed.
A special mention has to go to the two young ladies who ran the children’s activities throughout the day. They were absolutely brilliant. They worked tirelessly, were always full of energy and enthusiasm, and were fantastic with the children. They are a real credit to the hotel. The swimming pools were great fun and the water slides were also enjoyable whenever they were open.
Unfortunately, that’s where the positives start to fade.
Many of the staff came across as overly rigid rather than genuinely welcoming. The lifeguards, in particular, were often unnecessarily abrupt with both children and parents. Of course, safety has to come first, but there were several occasions where their approach felt confrontational rather than helpful. At times it genuinely felt like some of them were looking for an argument rather than simply enforcing the rules.
The front office staff also lacked warmth and empathy. They were polite enough, but often came across as quite arrogant. I suspect they believed they were being professional, but what was missing was emotional intelligence and genuine customer care.
The clearest example was when our Jet2 airport transfer failed to arrive. We were left waiting with no information and becoming increasingly concerned about making our flight. We approached reception hoping they might help us contact someone or assist in finding a solution, but they offered virtually no support at all. We eventually had to rely on another transfer company to get us to the airport. At what was a genuinely stressful moment, I expected far more from a hotel of this standard.
Perhaps the biggest disappointment of the entire stay was the main breakfast restaurant. As we were travelling with our daughter, my wife and I took turns using the adults-only breakfast area, so we experienced both.
The contrast was remarkable.
The main breakfast restaurant felt completely overwhelmed by the number of guests. At peak times it was incredibly crowded, noisy and uncomfortably hot. It genuinely felt as though the hotel had accepted more guests than the facilities could comfortably accommodate.
Hygiene was also a concern. With so many adults and children helping themselves to the buffet, there were constantly hands touching serving utensils and food, and there simply weren’t enough staff around to monitor the buffet or maintain good standards. It wasn’t a pleasant experience.
I should stress that the staff working in the restaurant were clearly working extremely hard. They never stopped. However, they were obviously overstretched. Their focus understandably became seating guests as quickly as possible, clearing tables and moving people through rather than creating an enjoyable breakfast experience.
By comparison, the adults-only breakfast area was calm, organised and relaxing. It highlighted just how chaotic the main restaurant had become and was honestly the only breakfast experience we looked forward to.
Another frustration was the lack of available sunbeds. Unless you were prepared to get up very early each morning to reserve one, you stood very little chance. Whether that’s because the hotel is simply too crowded or because there aren’t enough beds, the outcome is the same. It’s something management really needs to address.
Housekeeping was also inconsistent. The room was tidied daily, but it certainly wasn’t cleaned thoroughly. The same marks and smears remained on the mirrors for several consecutive days, suggesting that surfaces simply weren’t being cleaned properly.
The beach was another disappointment. The stretch directly in front of the hotel is stunning, yet plastic and other debris regularly washed ashore and often remained there throughout the day. Whether or not the hotel is officially responsible for maintaining it, I would have expected a luxury beachfront hotel to show more pride in keeping the area immediately in front of its guests clean. Instead, it often felt as though nobody really cared, which took away from what should have been one of the highlights of the holiday.
Finally, this isn’t entirely the hotel’s fault, but it’s worth mentioning if you’re thinking of travelling during the school holidays. The hotel was extremely busy with families and, unfortunately, some children were poorly supervised. There was a lot of shouting, running through public areas, poor behaviour around the pools and, at times, poor hygiene around communal areas. The adults-only breakfast area became the only real place to escape the chaos.
Overall, Adam’s Beach Hotel has an outstanding location and some genuinely good facilities, but for us the service, overcrowding and lack of attention to detail prevented it from feeling like the four-star-plus experience we were expecting. We still had a wonderful holiday because Cyprus itself is fantastic, but when we return to Ayia Napa, we would choose a different hotel.

We stayed at Adams Beach Hotel from July 18 to July 27 as a family with young children.
The hotel has several swimming pools, which were definitely one of the highlights of our stay. They are great for families, and our kids really enjoyed them. The breakfast was also good, with enough variety to start the day.
However, there were several downsides that significantly affected our experience.
The beach was not as clean as we expected, and the rooms, along with the overall cleanliness of the hotel, were average at best (around 3/5).
One of the biggest issues was the lack of sunbeds around the pools. There simply weren't enough for the number of guests. Every morning, people would wake up very early just to reserve beds with towels, making it almost impossible to find a place near the pool later in the day. For a hotel of this size, this shouldn't be happening.
The biggest disappointment, however, was dinner. We booked a half-board package (breakfast and dinner). While breakfast was enjoyable, dinner felt uncomfortable. The staff frequently came to ask for our room number and repeatedly offered drinks, creating the impression that they were focused more on selling than on providing a relaxing dining experience.
What surprised us most was that no drinks, not even water, were included with dinner, and this wasn't made clear to us in advance. A bottle of water cost around €6, which felt excessive, especially considering you can buy a pack of twelve 0.5L bottles for about €4 at nearby stores. That was honestly one of the worst parts of our stay and left a very negative impression.
Overall, the hotel has good facilities for families, especially the pools, but issues with cleanliness, the shortage of pool sunbeds, and the disappointing dinner experience make it difficult for me to recommend it without reservations.
