This is a very friendly BB just outside of Trieste. We stayed in Transit via Tuscany. Great sea view from each room (especially on top floor), airconditioning (in Italy!!!), good and generous breakfast, friendly owner. Small but clean swimming pool.
It has good access from motorway, so you do not need to drive thru Trieste. The house is a bit difficult to find as it is below the road level (a GPS is helpful and you need to watch street numbering). Parking is possible for one car at the property (they have three rooms), but you can also leave your car on the road above the house in a parking bay.
If you only stay overnight in transit - as we did - it is still worth visiting Miramare castle and its park only a few km down the road. One hour detour but worth it.
No dinner at the place but there is a restaurant with a great terrace over the sea very close. You need to reserve there - we could not get in without it, it was packed with locals.

Just got back from a 13 night stay at this lovely property, overlooking the Adriatic. This is a bed and breakfast villa that is a family home, with three rooms to rent. Two are upstairs and one below the family living area. The couple running the place (Maria and Mino) are lovely and very accommodating and helpful. The rooms are of a good size and very comfortable. There is a small refrigerator with drinks and which you can put some foodstuffs for those evenings you don't want to go out. We had a hire car which was convenient, but you could manage with taxis. The bus stop is around 200 metres from the villa and there is one excellent restaurant about 600 metres away, called Tenda Rossa - everything we had there was delicious.
I would definitely recommend this villa for a relaxing holiday, with use of a swimming pool. Nearby there are steps down to the sea, but more than 2,000! So maybe better to go to the beach further along the coast when the road gets down close to sea level. Nearby is the Miramare Castle which is definitely worth a visit.
My only negative comments would be that there are no coffee/tea making facilities as coffee is available at breakfast only, so we bought our own kettle. The other would be the high cost of 15 Euro per day to park the car inside the Villa area. The other alternative is to park in the small, free park up the hill but coming back at night is risky, walking down the uneven road in the pitch black as there is no lighting on this road common to five houses. There are no laundry facilities, the nearest laundromat is at Sistiana but we were told service would take two weeks. These little problems we worked around, and would still definitely recommend staying here.
Maria and Mino also have three apartments at nearby Residence Europa, Marina-Aurisina, which have corresponding names to those in the Villa. The website for this location is http://www.dreamhousetrieste.it/bb/english/index.php
