Hotel with many pluses but double the minuses. Wonderful enclosed safe parking. Receptionist very polite & friendly but we felt sorry for her all alone in little more than a hut. Our room was on the other side of the grounds across an immaculately manicured garden decorated with religious statues (used to be a nunnery). We were offered a ride on the golf cart to our room, we really wanted to but had no luggage & didn’t want to waste the receptionist’s time. Room was on 2nd floor, decent size with IKEA-like furniture (we like IKEA), and yes the mattress is springy, cheap & no mattress cover. The biggest bathroom in any hotel we’ve been to (still IKEA) with an unbearable sulphur stench. The tilling & painting were of very poor quality, I can only guess that once the nunnery was sold the nuns stayed on as decorators. The room is not sound proofed at all, we could hear everyone else walking, talking, using the toilet etc. At about midnight two men decided to have a lively conversation on the stair well, their voices were so amplified & the acoustics so good I think Boccelli should take note. In the morning I was awoken at 8am by the loud noise of lawn mowers & hedge trimmers which begs the question, if patrons are allowed to check out at 11am & the place appears to be ideal for a lie-in, couldn’t they have timed the racquet in a more respectful manner. Let’s not even talk about breakfast, cheap & nasty does not even describe it.

Our 2nd stay and likely not the last one. The place has kept the wonderful atmosphere of a convent. Nice and quiet rooms, a generous breakfast buffet in the morning and a decorated slow food restaurant if you don't feel like going out in the evening. Friendly and helpful staff. The beach is a few steps away - literally - with no street to cross. The train station is a 15-20 minutes walk away (or a short taxi ride) and there are multiple trains to and from Rome during the whole day. Unique archaeological sites with Etruscan tombs in Cerveteri and Tarquinia are reachable by car (30-60').

On arrival to the hotel we couldn't get past the barrier because there was no one at reception. In fact there was no one anywhere! We had to hunt the receptionist down to let us in and it felt like she was running the place on her own. Later we went for a drink at the bar, but it was closed. We asked if the restaurant would be open, they said maybe?? Felt like an abandoned motel more than a 4 star hotel! Saying that, the rooms were clean and comfortable and the view of the sea was nice. Breakfast was extremely basic and the coffee was from a machine. Not nice at all. Wouldn't return.
