The property location was ideal, being very close to restaurants, bars and public transport facilities. The bedroom was of a generous size, clean, tidy and reasonably maintained, it had a certain charm to it. However, it was very disappointing that the hot water supply was clearly inadequate for the number of people occupying the B&B, my companion found that there was no hot water to shower with after two prior ladies had showered, an enquiry to the proprietor by whatsap about this led to the abrupt response “ it will top up after 30 minutes , but you can use the men’s shower if you need to. The room was not made up on the 2nd day of our stay, I understand that we woke up late, but had vacated the room for the day before the proprietor, Laura, had finished housekeeping. A request for extra towels for the next morning, having come in from a rainy night and needing a hot shower , was met with the reply “it’s too late”..... we would have got them ourselves had we been just told where they were stored. The beds are not, as described on their website, equipped with orthopaedic mattresses, my back is still aching 2 days after return. Bins in the kitchen were to the point of overflowing, not pleasant when there were a lot of people in the B&B. To be fair and give some balance, the kitchen was organised and provisioned for breakfast and was generally clean, there was good wifi available and it was a warm, safe and secure location. There were similar establishments competing for business in the vicinity, it felt like the owner took her clientele for granted, standards of customer service left a lot to be desired.

We booked this place as the reviews were so good (most likely uploaded by the owners' friends! ) Avoid it if you can, the person who runs it is super friendly but if you have any concerns, she will say she 'don't understand...' A fleapit, to put it mildly. The rooms are furnished in the 'minimalist' style with old, tatty furnishings and nowhere to even put luggage (unless you count the floor), one measly sachet of shampoo provided which counts as the 'complimentary toiletries...' The bedsheets were clean but duvet was old, faded and shabby, the hot water supply in the shared bathroom was limited and we often found it had run out, it was ages to wait for it to heat up again and the bathroom floors have shiny tiles which makes them quite slippery and dangerous with the steam. You will need to bring your own toiletries, or use the shared, low quality stuff left out for guests to use! Everything they can save money on here has been done, the breakfast is horrid; choice of 2 cereals and sliced, processed white bread, no fresh fruit, juices, yoghurt, cheese or cold cuts that you would expect as part of a continental breakfast and penny pinching hosts. The plus points were there's free wifi and the rooms were spacious and clean, but without a/c. It's fine for some but for the same money there are plenty of other great places to stay.

Loved staying here, 4 charming rooms with fully equipped kitchen and 2 bathrooms with cleansing supplies outside. Laura and Roberta were lovely to deal with- easy to communicate with and very accommodating. Location- 20 mins walk to the start of the city proper (Spanish steps area) and a 45 min walk to the Colosseum/Forum. Taxis took about 30 mins to get to from Ciampino & 45-55 mins to get to Fiumicino for return flight. Continental Breakfast provided and Laura sourced Gluten Free options for me. There’s also a fully equipped kitchen there so you can make your own meals. Highly recommend
