As a past owner of a B&B this one needs some help. First our room was Ok. The master bed had a stained bedspread which turned me off completely. The bathroom looked clean yet you could see they painted over some mold. The outside of the shower door caulking was moldy. Bed was comfortable. Since we had a 7:15 am pick up to the airport, the owner would not make us breakfast, it was too early. Not what I wanted to hear. I always would go out of my way to serve something to my early travelers. Leave a muffin or some yogurt at least. Not worth the stay

We picked this B&B largely because it was a more affordable option for visiting Rome and we were very pleasantly surprised.
It is in one of the suburbs but less than a 10 minute walk from the Metro so it is very easy to visit the main sites. There aren't many restaurants nearby but there is a supermarket and we also used the laundry opposite the hotel which was very good.
The room was very clean and it felt like staying at someone's apartment rather than an impersonal hotel. There were nice touches in our room which had a New York theme. The bathroom was across the hall but that wasn't a problem. The bed was very comfy and the room was very quiet.
I had let the owners know in advance that I was a coeliac, and they bought in a wonderful selection of gluten-free cake and bread for me for breakfast. It was really thoughtful and one of the reasons I gave this property five stars.
There was a lot of attention to detail, including a coffee machine in the kitchen so you could have a real espresso after sightseeing. Breakfast was self-serve but there was a lot of variety. The staff are not there all of the time but answered queries over our Expedia app really quickly. Overall, we couldn't fault it.
Things to note: you MUST let the hotel know what time you are arriving otherwise you won't be able to get into the property. Also it may not be convenient for people with mobility problems as it is on the third floor (there is a small lift) and you need to walk to the Metro to get everywhere.

We stayed in the New York-themed room for three nights in early summer 2018 (my wife, 6-year-old son, and I. The room was very comfortable, and the air conditioning worked perfectly. Though our shower and toilet were in the hallway, we did not have to share the w/c with anyone else, and it was just outside our bedroom door.
The breakfast was great, and the location was very convenient (just a very short walk to a subway station). Full-service laundry, a variety of restaurants, and several shopping options were nearby as well.
The host/owner, Frederica, was very helpful and friendly. She advised me to go jogging at a park surrounding the ancient Roman aqueducts, and it turned out to be one of my top three jogging locations in the world!
We had a chance to see one of the other multi-room suites, and would definitely consider staying here again and upgrading to the larger room, if available.
This place is a winner!
