The Guest House is literally that: a few flats knocked together in an apartment block, turned into a series of rooms for visitors. There was no wifi and no air-conditioner, and it was rather noisy (traffic outside) so perhaps take ear-plugs. The room had a hair dryer, a safe, a fridge and the bathroom always had hot-water. There was no iron, which was a bit of a pain. There is a lift, but there are still a few steps to reach the lift. You are behind several locked doors, so it is very safe. The metro stop is literally outside the building, taking you straight to the Vatican and other key attractions. There is also a bus stop around the corner that will take you to the Colleseum and places that are harder to reach by Metro (but you must buy your tickets before you get on the bus - get them from the Metro station, as there is just one ticket used across all the city's public transport). Only criticism is that the breakfast included was minimal. It's just a pastry and a coffee in a bar around the corner, so we wound up having to buy a mid-morning snack.

As many people have said here if you are looking for convenience over luxury this is an ideal place to stay, very close to the metro and within walking distance of the station. Plenty of hot water, wi-fi reception was non-existent in our room however. Make sure that you have one or several means of contacting the host so he can let you in once you arrive - a few people have mentioned trouble over this but as we had contacted him on whatsapp already this was no problem. Only complaint was that the inclusive breakfast is only a coffee and croissant/pastry in a place around the corner, even a slightly more inclusive breakfast would have been much appreciated.

This small guest house with only three rooms is in a perfect location for the metro, just metres (or metre, it is that close) away from the Manzoni metro entrance. Colosseum is within a short walking distance and Basilica di San Giovanni is even closer. The guest house is unmanned so you should contact the owner before you arrive. Our room was a bit dated but clean and the the shower was on the small side. There was no air conditioning but we had a ceiling fan that kept us cool in the heat of the summer. The bed was way too firm for my liking, it almost felt like you were laying on the floor. If you are a light sleeper then bring earplugs, the traffic can be a bit noisy for some people. The wifi did not reach our room, but the signal is good if you are sitting in the reception area. The owner gave us tickets for "Italian breakfast" at the café just around the corner which consists of a cup of coffee and a cornetto.
