Do not get fooled by the high rated reviews. Make sure to read the low rated reviews which will give you an accurate description of the actual situation.
We do NOT recommend. We stayed in the Prestige Deluxe Room (Blue Room).
First, understand this place is NOT a hotel, but a guest house. Upon arrival in the afternoon, we waited 45 minutes outside the gate for someone to let us in (no one picked up the phone while we were calling).
Also, it is located in a bad neighborhood. Lots of low income housing around, with incessant dog barking day and night.
-----> About the villa:
-> EVERYTHING is BROKEN: shutters, doors, lounge chairs... There is JUNK EVERYWHERE in the garden, patio... Do NOT EXPECT them to fix anything as they are trying to sell this villa.
-> No elevator. No help whatsoever to carry your bags up 2 flight of stairs.
-> No usable common area as seen in the pictures. These rooms are for the owner's use only.
-----> About the Prestige Deluxe Room (blue room):
-> There is a balcony with a small round patio table and chairs. The door is extremely difficult to open and close. As a matter of fact, when it rains, water floods inside the bedroom. The balcony is not swept, and is full of pine tree needles.
-> The bathroom door does NOT shut. This was reported in previous reviews, but it is still impossible to close the door. So when using the bathroom, know that the door will remain open.
-> No coffee maker in the room but kettle on demand, and there is a fridge.
-> No daily full cleaning, but they will provide an extra towel if you ask.
-> All doors, windows, and shutters broken
-----> About the host: nice but invasive. Stands next to your table while having breakfast.

Although this villa may have been luxurious at one time, it is in serious need of a makeover. The pool and sun building is a mess and appears is used as a storage facility. Several of the villa's rooms are beautiful with classic, attractive period furnishings but the rest of the villa needs refurbishment. Our suite was spacious but furnished in a haphazard way with some modern, some art deco, and some antique furniture. Bed was a memory foam mattress on a very low frame and quite uncomfortable. Balcony/terrace was unkempt with bird droppings, mold/mildew very noticeable. Breakfast was OK but anything but memorable. Pastries were past their prime , no prepared fruits or fresh juices... Service was always friendly but neither owner nor his wife spoke English making communications difficult. Lastly, finding the place is a challenge as it is not on a digitized street. WiFi and cable were hard if not impossible to access.
Place has potential but at present needs a lot of work!

A quaint beautiful villa near Viterbo, Italy. It is also near the gardens of Villa Lante, and Villa Farnese at Capraolaola. The villa is charming as are the owners. The rooms are large and comfortable. Plenty of parking for your car and easy to get out and get to the surrounding sites.
