I don't understand why there were so many bad reviews in the first place. The hotel greeted us at 23:30 and gave us the booked triple room right away (a situation where other hotels would've kicked you out and have you miney already taken).
The position of the hotel is great: only 3 minutes from the Duomo.
The room was large, clean, and the bathroom as well. The towels were changed every 2 days. Beware that it is pretty cold in October.
The breakfast was average. Keep in mind that it is consisted 90% of sweets.
Also, if you know only basic italian phrases you can manage a decent conversation and won't have any problems, really. We also left our luggage in there and they gladly accepted it.

very close to the road and Hospital is nearby so frequent disturbance of ambulance did not get proper sleep rooms are too small for 2 people .
ok breakfast .
I think this hotel is family owned only 12 rooms

To start off with the positives, the location is pretty spot on and it's reasonably priced, but that's about where it ends. We did not have a great experience.
Before arriving we had a few questions for the hotel, in particular with respect to the Florence ZTL. We tried to call but the number in the website did not work and no one replied to our emails.
When we arrived the member of staff in reception did not speak a word of English (which sounds a tad arrogant, given we were in Italy, however in a city with so many international visitors you'd expect enough to be able to communicate that you have a booking). The hotel advertises parking, which it does not have, instead they direct you to a local parking garage that costs 25 euros a night. They send a valet to collect your car. In our case this person was very careless (I went with him so I could see where the car was taken). On our way to the garage he managed to hit a cyclist (thankfully no injuries!) which left a nice big scratch on my car.
In addition to this we had requested a twin room upon booking which we were not given. The breakfast was very very basic, and the coffee they served was closer to dish water than coffee!
Finally it seemed to be very minimally staffed, and the ones we did interact with did not really seem to care.
Based in my experience, I would definately treat this place as a last resort.
