The positive aspects The location is undoubtedly magnificent and enjoys a breathtaking view. The property appears clean and well-maintained. The sore points What drove us to choose this isolated farmhouse was the image of an "oasis of peace" presented on the website. Unfortunately, tranquility was totally lacking for three main reasons: ● Disorganization upon arrival: Upon our arrival, our reservation — regularly registered and made through Airbnb — did not appear in the system. After a 30-minute wait, the chef came out of the kitchen, decidedly annoyed by the disturbance, and as if by magic the reservation appeared, clearly inserted at the last moment. ● Chaotic management of the pool: The spaces are not even remotely adequate for the turnout. The owner claims that access is reserved only for those using the restaurant; however, speaking with some people present, we discovered that a daily entrance fee of €30 was being charged for the use of the pool and the adjacent spaces, without any obligation to have lunch. Opening to outside customers makes the area overcrowded and chaotic. To give you an idea, on July 12 I personally counted 60 people: a situation far from the concept of "relax" advertised. ● Lack of respect for nighttime quiet: The evening of July 11 was ruined by a party of over 100 recent graduates that occupied the entire terrace, forcing us to dine inside. The event then continued with loud music and shouting until 3 a.m., making it impossible for us to sleep. Conclusions The management should clarify its identity: it is unacceptable to promote a stay dedicated to quiet on the website, only to then transform the property into an event location/beach club oriented toward a completely different type of business. If you are looking for tranquility and isolation, I strongly advise you to look elsewhere.

Nice place, but I would not recommend it to anyone due to the owner's attitude: a grumpy, rude, and completely unwelcoming person. Despite having a dinner reservation made a month in advance, upon our arrival we were told that we could not eat due to a private event, without any prior notice. The lack of courtesy and respect towards customers made the experience extremely negative. The beauty of the place is not enough to compensate for such unwelcoming management.

May Day Bridge with friends and children... Wonderful location, large rooms well furnished and comfortable, hearty breakfast and rich in fresh produce. We also had dinner, Umbrian cuisine but with a care for products. Services to match the structure Thanks again for the hospitality council
