we stayed at this property for 5 days, after seeing the many reviews left here. based on what we experienced:. There are several points that in my opinion make the difference. The cost of the stay is anything but negligible. For this reason, I demand that there be precautions that, elsewhere, are not found. location: The location is simply spectacular, overlooking a hill with a view of Lake Trasimeno and the valley below. There is nothing to say. Beautiful. The rooms are scattered around the property, with buildings adjacent to the main structure, but also slightly further away, immersed in nature. Furthermore, inside the resort, a scenic path begins, ideal for those who go hiking or mountain biking, which connects other hills in the area. staff: Always courteous and helpful. Polite, and ready to satisfy our (even if simple) requests. room They assigned us the September room, also because it was the only one left. We were lucky, because it did not overlook the main building of the resort, but the woods and the slope that leads to the playground. Outside the room, a hammock between two olive trees in full relaxation style. So the location was very quiet. The tub is huge; we were in it, 2 people lying down and very comfortable. pain points: Very small room. There is no closet. For this reason, we had to keep our clothes in the suitcase, on the floor, for the entire stay. I would say quite uncomfortable. The bathroom door does not close. It does not have a latch, but only a "fake" hook that does not hook onto anything. The bidet from days of yore. You have to wash yourself with the water that fills it. There is no continuous jet. I would say unhygienic and very uncomfortable. pool: Spectacular, overlooking the hill, with a view of Lake Trasimeno. I would say quite large and comfortable. Semicircular in shape. I would say very scenic. pain points: Whoever designed the pool was not a genius!!! And this is a problem. The suction filter and the nozzle with filtered water are placed very close together. This does not allow the pool to clean itself properly, given that the clean water is immediately reabsorbed by the intake, in a useless vicious cycle. So much so that you will see the edge of the pool very clean around the filter, but a very annoying green strip along the rest of the pool. It is evident that the algaecide is not doing its job. Furthermore, the water is always cloudy, despite being cleaned continuously. Clearly, \"flocculant\" is not used, a specific product to reduce this problem. Restaurant: Very characteristic, with a very warm atmosphere. There is the possibility of eating inside, but also outside in the garden. I recommend eating outside, surrounded by olive trees and rosemary bushes. Really good cuisine. Every dish we tasted is excellent. Furthermore, the chef is really nice and helpful, as is the rest of the staff. pain points: They only serve gourmet cuisine, which I cannot stand. They give a fancy name to very normal dishes, charging an exorbitant amount for them. It is not acceptable, in my opinion. A plate of pasta that costs 10 euros at a bistro a few steps from the resort, they make you pay at least 16 euros for it there. And in fact, on some evenings, we decided to fend for ourselves. Otherwise, a whole paycheck goes. Conclusion: It would be enough to pay attention to many small details to obtain a result close to perfection. Instead, in these conditions, you cannot fully enjoy your stay, especially because of the costs of the stay, which are quite high.

Resort surrounded by greenery and in a very quiet location. The environment is pleasant and relaxing, even if we found the staff presence rather limited, which sometimes makes the service less immediate.

The property proved to be truly poorly maintained. The room and the bathroom were presentable: dust, cobwebs, and filth everywhere. We had also booked dinner 3 months in advance; it is a pity we were only notified the day before about the restaurant's closure. Given the resort's location, had we known about the service failure sooner, we would certainly have opted for another property. What is disappointing was the absolute indifference on the part of the staff. Below expectations.
