Simple hotel, ideal for those looking for basic accommodation at a fair price. The rooms offer the necessary, clean and tidy. The owner is very nice and always helpful, which makes the stay even more enjoyable. The property is located in a quiet area, just outside Spoleto, perfect for those who want to relax away from the chaos of the center, but still close to the main attractions. Recommended for an unpretentious but comfortable stay.

Despite seeing the latest reviews we were not discouraged, the hotel is certainly dated but for us who needed accommodation for a visit to Spoleto it was more than enough, and then let's be clear for the price we spent it was fine. Of course I'm not here to say what needs to be improved or changed because it doesn't concern me, I can only say that it's close to the city, there's no noise and finally it also offers you the opportunity to eat. Stop. Goodbye

Bad impression from the moment we arrived, the owner called us annoyed in the evening at 9pm without knowing that we had warned the day before that we would arrive at 10pm. We made a daring check in, the owner didn't seem to know which room we had booked and we seemed to understand that he was coming to us. given a random room. He accompanies us and offers to carry the backpack to my cousin who she then throws on the chair and runs away almost without even telling us the breakfast times. The room is decidedly dated, old, dirty, smelly, we open the window to ventilate the roller shutter and it is covered with a blanket of dust and stains, strange liquid stains on the floor, the terrible bathroom, broken toilet lid, limescale trickles everywhere, the shower scary filthy rubbish on every corner, black mold and stains on the bottom of the shower tray. We spend a sleepless night. In the morning we go to breakfast, embarrassing, yogurt, cakes, honey, jam and juices from the discount store presented on a slightly disguised table, the cakes cut and placed in sweet holders, cereals without a jug of milk, two kinds of tureens with fruit in syrup served for several days, I tasted the fruit juice and it was probably acidic in the jug for several days, in fact the following morning the jug was missing the glass that I had poured the day before, then they bring to the table a frozen brioche with cream that is half raw and soggy not edible, something unthinkable. Now I understand that the structure is dated but you cannot and does not justify selling a dirty room accompanied by a scandalous breakfast that someone at home would know how to do better, justifying yourself with the low price! People who come to stay for a few days of holiday hope to be able to relax so instead they get even more stressed, as if the second night wasn't enough a cockroach happily crosses our room and we spend a quarter of an hour chasing it! Last but not least, on Sunday morning we pay and that rude owner takes the money and doesn't say hello to us or asks if everything went well, nothing at all, in fact he seemed like he couldn't wait for us to leave. A stay to forget and absolutely not recommended!
