If you book this place try mot to bring luggage! There is not elevator and veeeery long stairs! Don't ask for restaurants recommendations because he would be sending you to one of the most expensive for nothing( i wonder why), when you book it saids "private restrooms" you have to go out the hall were 2 more rooms are and there is the restroom! Private??, when i did the booking it saids AIR CONDITIONED! Be prepared to be really hot! there is a fun! And take this advised: dont let anything behind! Because no matter what you can do to bring it back the owner wont ship out anything back to you not even to an italian address or with your account of any carrier, prepaying with credit card! Forget about anything you leave behind! Avoid this place at any cost! Don't ruin your vacation!

M. G. Picaro his a really mean person; he yels at his custommer!!!!!
This is a Bed and Breakfast without a Breakfast..... Also we needed to pay cash and when arrive at home there was a charge on some weird bed and breakfast name on our credit card; of course our credit card company will take care of him but what a shamefull person is M. Picaro.
Don't go there this is a scam

First off, this is not a hotel but a bed in breakfast at best/residence at best. There is no reception area. You are going to climb three levels of stairs. No one is going to come help you. A travel agent made my reservation and gave my credit card information. Upon carrying my bags up three flights of stairs I was told "my friend you have no reservation...you did not keep in touch. I cancelled you by email." The email was sent to the travel agent across the atlantic. Pepe says he takes only cash and your reservation by credit card means nothing if you do not "stay in touch." He then begins to tell me how he really feels about "you Americans think you make all the rules."
I seriously doubt travelers wrote many of these reviews as "pepe is a nice guy..he's a wonderful host." As another hotel that was kind enough to find me a room says..."he is not Venetian and yes, we have others come with your same story."
