We loved this hotel! We stayed for two separate stays (three nights at the start of our trip and one night at the end) over the last ten days. We had two rooms as we were staying with our older teenage sons. The location is great - it’s about a seven minute walk from Tokyo Station if arriving on the Narita Express from Narita Airport or on the Shinkansen from around Japan. There is a metro station a few metres away as well. There is an excellent provisions store right beside it and an ABC store across the street. We were upgraded to larger rooms on both stays and by Tokyo standards these rooms were quite decent in size. The rooms were spotlessly clean and housekeeping was excellent. However what made the stay were the staff and their amazing service. A particular shout out to Kaz for her help with restaurant bookings and lots of other things. Nothing was too much trouble.

We stayed here for our last night for our two-week trip to Japan. We arrived back to Tokyo via Shinkansen from our 4-nights in Kyoto. It took us some time to get our bearing to get out of the Tokyo station (west side), but once we exited the station it was less than 10 minutes walk with our luggages. To enter from the station, you will need to go around the building to the opposite facing side from the station via Chuo-dori (Chuo Ave). You will then need to take the elevator to 4th (I think) floor for the front desk. The upgraded rooms are on this floor secured by a security slide, which makes it easy to access the complimentary drinks (including beer), snacks, & ice creams. You can also ask the front desk for various coffee (e.g. Espresso, Latte, etc.). On the first floor, there's LAVAROCK restaurant where we ate our breakfasts next morning. They serve both Japanese and Western items. If you're Marriott elite member the hotel will provide a complimentary coupon for you and one guest. I don't know if it's all elite member level or top-tiers though (I'm lifetime Titanium). For us, this was a good location given that it was walking distance from the station after our Shinkansen ride) and flying back to US next evening. We had originally considered taking JR express from Tokyo Station to Narita. Though we ended up taking taxi van instead, the location gave us option to decide based on our activities during our last day. However, if you're staying more than one night you might want to consider other lodging option as the nightly rate was double of the Shin-Osaka Coutyard and the room was almost the half the size. The staff was very friendly and attentive, and they all spoke English well enough that you shouldn't have issues communicating.

To be honest, this hotel disappointed me a bit. It's quite expensive for a Courtyard, but I understand that you're paying for the location because it is very well situated in the city center and just steps from Tokyo Station. However, the rooms feel old, small, and poorly lit. I don't think I would stay at this hotel again.
