This place was not okay but it worked for only being there in the evenings. Its not the courtesy of the front desk or the location. Its the physical condition of the property. Wallpaper peeling off the walls, the entire property smells of cigarette smoke throughout, and the room was even smaller than miniscule. Only stay here if you have all day long activities like I did seeing Tokyo. On the positive side, the 7/11 is very close and there is a good place to eat almost next door called Chickenman. Getting to the subway actually became easier walking down to the Marinouchi line instead of transferring.

We booked one night at the Hotel Bougainvillea based on location (it is NOT that close to Sasazuka Station) and availability. The front desk personnel were pleasant and that is all we can say positive about our brief stay. The hotel shares an entrance to a Gold's Gym. The place seems to not have been remodeled since the late 80s. Far as cleanliness, it seems that cleaning last occurred not long after the last remodel. Well, not that long ago but the place was 'sticky'. We were dead tired and had no options, so went to sleep, woke up six hours later and left at 7AM. The room was 14,000¥. We have stayed in a number of hotels in the nicer parts of Shinjuku with lower rates but were much nicer and more clean. Regretfully, we must suggest that you stay away.

We stayed 3 nights. The room is larger than most Japanese budget hotels I've stayed at. The facilities are fairly basic - no laundry or breakfast offered. It's a quiet location with not much going on, but it's close to the metro station which is 2 stops over from Shinjuku, where alot of the action is happening. The room's carpeting, window sheets and lamp heads were stained and dingy but the room was pretty clean in general. Walls are a bit thin, we heard some unwelcomed noises at night.
