Aquatech Villas De Rosa

My husband and I stayed there for a week in January of 2026. The property is desirable because of its beachfront location. The 1 bedroom condo that we stayed in was clean and had a newer bathroom and shower. While looking on their website before booking, I believed there to be a restaurant on-site. There used to be, but it’s nonexistent now. We were able to have our driver from the Cancún airport to the property stop (for a fee) so we could purchase groceries. That was a lifesaver. There is a small beach bar with good food within a few steps of the property, but the service was slow as they only had one server/bartender anytime we were there. I inquired after arriving about an ATM as the beach bar only takes cash or Zelle. I needed more pesos and Tony, the owner really couldn’t help me. There weren’t any other restaurants within walking distance as my husband cannot walk the beach due to health issues. We had to take a cab into Akumal which was expensive and I did find an ATM there on my own. We went twice for meals which were very good, but the cab ride added to our cost. The snorkeling was good right off the beach in front of the property and the chairs and umbrellas were a nice perk. It’s quiet and a nice place, but unless you have a vehicle it’s inconvenient. There could have been better communication as well as a more visible office. The housekeeper, Rita was delightful and left our condo spotless each day.

Although many would rate 5 stars for the incredible view and the responsiveness of the host, there are a few things to note so you aren’t disappointed. The Good: Located on a beautiful white sand beach which you step out onto from spacious condos. Pictures are accurate but reality is even better. Tony is responsive to what you need and the cleaner Xoco is friendly and does a good job. The kitchen is stocked with coffee, water and what you need to make simple meals if you like. Lovely Mexican décor with tiles and murals. Screen doors keep out the bugs!! Things To know: The restaurant is “closed for renovation” indefinitely so your only choice is the Beached Bikini Bar right next door where the food and drinks are fine, but not cheap, and can be very busy. If you want variety, you need a car unless you are ambitious to walk 15 minutes to the highway to get a collectivo or can afford the crazy taxi prices. The water is heavily chlorinated which can bother the skin. (Drinking water is provided.) Amenities are sparse and basic so best to bring your own toiletries. Our bed was fine, but this is not hotel style comfort. The bedroom is at the back and without windows for a breeze. The a/c is only in the bedroom. Ceiling fan in living room and bedroom. The lounge chairs are comfortable and there is a large dining table to sit at. The couch is quite hard and not comfortable. It is easy to walk along the beach for a long time in the sand past private houses and other small condo buildings and all inclusive resorts in either direction, although more difficult near the water as it is covered in sargassum which is cleared only in some places. Nothing else is within walking distance unless you like to walk along a busy highway for an hour or more. Overall, if you can handle the above, it is a lovely place for couples and families.

Small hotel directly on the beach. The sea was quite rough with seaweed and wind when we stayed 3 nights at the end of March. Strong currents so red flag for swimming. Enjoyed the view from the balcony. We upgraded to a seaview and so worth it. Also got a kitchen which was fully equipped with big fridge, cooker, kettle, toaster, microwave, coffee filter. Nothing much around except a beach bar open 11am to 9om with food to 8pm. Food can be ordered and delivered to the room 8am to 7pm. Recommend having a car to stay here. Off the main road down a bumpy dirt track.
