Excellent central location, within walking distance of the main centre. The rooms are beautifully presented and are extremely well equipped, including toiletries and bathrobes. Very clean and tidy. The hosts, Vic, Eddie, and Kent, are superb and very welcoming. They even go the extra mile and put on lights and heating in the room so it is warm when you arrive, which is appreciated in the winter months. I stay here regularly, and it feels like a home away from home, important when you travel regularly for work. I am made to feel like a valued guest every time and I thoroughly recommend staying here

Absolutely perfect, clean, comfortable, spacious, fantastic value, close to food, gardens etc, ample parking, the lift was a bonus..LOVED THE HOT WATER pressure & comfortable medium firm bed! Electric blankets & heat pump.

LOVED this place. Very nice location close to the vibe of the university and with much lovely historical architecture. Dunedin is truly blessed in this respect. Easy bus just 100m from the hotel takes you into the centre in minutes. Wonderful and friendly staff. But the best? The truly gorgeous garden in the central courtyard. This place is something special
