This place is a budget hotel but is in a great part of London which is accessible to other areas. Paddington station only a 6-minute walk away, plenty of buses nearby to other areas or London to go to. The area has plenty of shops, especially tourist ones, cafes and restaurants. Little convenience stores that are open till about 11pm/12am. Also these tourist shops so lovely souvenirs, especially items to do with Paddington Bear.
The hotel itself is very good. Room we had was a triple room the one single bed and a double. It was very clean and spacious. Had a lovely fan on the wall which is pretty powerful. The TV you can stream channels via a Roku. The ensuite bathroom is very clean and modern inside. They do provide tea and coffee making facilities. Beds are extremely comfortable and the bed sheets are very clean.
The breakfast is a continental breakfast with toast, different cereals, yoghurts, cheese and ham, filter coffee, tea, hot chocolate. Very good quality. Also in the breakfast area there's a lovely painting of London on one side of the wall.
The staff here are very accommodating and friendly. Would definitely stay here again.
10/10 rating from me and my wife.

Worst possible place in every aspect. Dangerous because of the carpet and because it is inclined to the ground. With the emergency exits locked .It is distributed on many floors with twisted and carpeted stairs in narrow corridors. They don't treat the clientele well either, it must be for the shame of keeping it open yet.
Quilts and air extractors as well as fans appear to be snowed in from the dust layer they contain.
I think a homeless shelter will be better taken care of.
I would never repeat.

should have read tripadvisor reviews before i booked, room clean that was all i found good, reception on corner building then you have to come out to the street again around the corner and 5 buildings down to the room's, not good when your tired and it's raining. I was on the top floor narrow stairs in all around 70 stairs to my room ( no lift ) my t,v, did not work no plug in the sink or a toilet roll holder " these little things do mean a lot ". Male reception staff seemed to act like he really did not want to be their. I would not recommend this Hotel or return, their are plenty more hotels in this street, i suggest doing your homework and searches.
