Great location for what we wanted to do and comfy beds, but otherwise nothing I could recommend, and somewhere I'd try not to return to. On the top floor with windows that don't open meant the room was stifling. The bathroom door didn't shut, the curtain wasn't properly hung, the shower had a pathetic flow (luckily the water temperature was ok, as there was no way to alter it. The room wasn't serviced after our first night. The carpet on the staircase up to the room hasn't been vacuumed for weeks. A fire door at the bottom of the stairs was bolted shut and another was propped open. A missing stair rod meant the stair carpet is loose (there is no lift, so everyone has to use the stairs). Room keys have to be handed into reception every time you leave the hotel ( for security reasons), yet we had a different person on the desk every time we came in so how they knew we were asking for the right key, I have no idea.

Conveniently located near train station and tram stop. Great for international travellers without a car. My spacious downstairs room was well lit. As a traveller from tropical Queensland, I felt the cold of Edinburgh. The staff helped out by providing extra heaters. The beds were comfortable. Plenty of power points and USB plugs in the light. Generous hot water supply and a bath- delicious after a cold rainy outing in Edinburgh. Comfortable chairs and spacious wardrobe and chest of drawers. Upstairs rooms not so spacious but not cramped either. Breakfast Plenty of coffee shops, bakeries, pubs nearby as well as a supermarket. No lifts because it’s a heritage listed building so you need to be prepared to carry luggage up the stairs. Odd combination of tartan carpet and floral wall paper. Staff extremely helpful and someone is at the desk 24/7. If you want heritage comfort conveniently located , rather than luxury, this the place for you. Great value for money.

Eliza House is a great located property, central to Haymarket, local eateries, bars and shop, 15 minute walk to Prince’s Street. Hotel itself is very old and dated, some staff were pleasant, however unhelpful when asked. Our Iron in the room didn’t work and when we requested for another we were told it wasn’t possible. On our first night, we had to complain about a horrendous smell of sewage in our bathroom, but nothing was done about this. It’s a very low budget accommodation, probably more ideal for backpackers rather than couple and family vacations.
