You can't control the world's chaos, but you can find a harbor of peace and beauty in the midst of it all. Comfortable and cozy accommodations off the main thoroughfare make an excellent base of operations for enjoying the city. The Fernandez family both own and operate the hotel, and they work diligently to ensure your stay is both pleasant and healthful - I especially love the breakfast! The location is perfect: on a short low-traffic street, a beautiful green mini-park with walking paths and plenty of old, majestic trees only 100 metres away. Immediately beyond you can walk to the summit of Calton Hill for superb views of the city; walk a mile and you're at Holyrood Park (near the Abbey and palace), and another mile will get you to the top of Arthur's Seat where you can see far beyond the city's confines in all directions. Waverley Railway Station is within a half mile, as is the bus station and the terminus of the tram to Edinburgh Airport. A mile to the northwest is the Royal Botanic Garden, and to the southwest the National Museum of Scotland, the Scottish National Gallery, and Edinburgh Castle. If shopping is your leisure activity, you'll find it along Princes Street and the Royal Mile. After a full day of exploring it's a pleasure to return to the comfort, convenience, and beauty of this delightful home away from home.

Nice and quiet, very comfy beds, good facilities and great breakfast. Greg, who runs Lyncliff, is very welcoming. Would recommend also because it is very central. It does not have en-suite but this is common amongst the Georgian cottage b&bs in Edinburgh.

The place was very clean and well located. The owner, Greg, was very pleasant and accommodating as well. The room was very small but okay just to sleep in but the downside is you share a bathroom and toilet, not something I care for. Very expensive during Fringe st £198 per night but to be fair everywhere in Edinburgh is extortionate during that time. Weather was quite warm so we left windows open but unfortunately lots of loud and late party goers. 10 minute walk from train station but it is a little uphill so be prepared. Also breakfast is served for £8.50 and is well worth it if you are a breakfast person.
