My wife and I arrived at Granary Villas shortly before 3:00 pm on Sunday 14 June 2026.
The property was unmanned, although a lady named Bushra was present and left as we entered. We entered the communal kitchen area and proceeded to Room 7, which had been allocated to us and was advertised as a “Bridal Room”.
Upon entering the room we were immediately struck by a strong smell of drains, which appeared to be emanating from the en-suite bathroom.
The room itself appeared grubby and poorly maintained, with visible dust on surfaces. While assessing the room, my wife discovered that the toilet was dirty, with faecal matter present around the bowl beneath the seat. She cleaned the toilet herself before we had fully inspected the room.
Further inspection revealed that the shower tray was dirty and contained hair and other debris.
We then examined the bedding and discovered that two pillows were in an unacceptable condition. One pillow showed evidence of drool staining, whilst another displayed extensive staining and what appeared to be mould spores.
This prompted us to inspect the mattress. After removing the sheet, we discovered there was no mattress protector in place. The mattress itself was heavily stained with urine.
At this point we concluded that the room was unhygienic and unsuitable for occupation. The cumulative effect of the drain odour, dirty toilet, unclean shower, stained pillows and urine-stained mattress left us with no confidence whatsoever in the cleanliness standards of the property.
At approximately 14:52 we attempted to contact the accommodation using the telephone numbers provided. We received no answer on any of the numbers supplied and left messages on both the landline and mobile telephone numbers.
As time was passing and we required accommodation for our stay, we also sent a message to the property through the Booking.com platform and began searching for alternative accommodation.
Following our message, we received a telephone call from Ash, who identified himself as representing Granary Villas. During that conversation he offered us an alternative room. However, given the serious hygiene failings we had already encountered in Room 7, we had completely lost confidence in the property’s housekeeping and cleanliness standards and did not consider it reasonable to accept another room within the same establishment.
We therefore requested a full refund. Ash was apologetic and informed us that a refund would be arranged the following day by Ros.
Having no suitable accommodation available at Granary Villas, we were forced to secure alternative accommodation elsewhere. We subsequently booked into a Travelodge, which, while not our preferred choice, was clean and suitable.
At approximately the same time as we checked into the Travelodge, we received a message from Granary Villas offering a refund for only one night together with an alternative room for the remaining three nights. We immediately rejected this proposal and reiterated our request for a full refund.
We allowed the property the entirety of Monday 15 June 2026 to process the refund that had been promised. No refund was received and no satisfactory response was provided.

Booked for one night as a business trip. Noted it had a restaurant (2*AA Rosette), breakfast included and the sales pitch sounded perfect.
That’s far from reality. Mid afternoon I received a call to inform me that nobody would be at the Hotel that evening. When questioned it appears this is normal, and reading between the lines it’s an Air BnB in disguise.
I had to let myself in to a place I have never been before, headed for the most expensive room I could book (the bridal suite) to find a small room, with a four poster bed and tiny bathroom.
Positives
Bed was comfy, slept well, no noise (I did have the whole place to myself) and an iron was provided in the room.
Negatives
Bathroom was filthy with black/orange mould all around the shower.
Sink wouldn’t drain.
There was no restaurant.
There was no full English breakfast, I was given two ‘7-Day) croissants in a packet in my room and when they called me pre-stay said there was dry Cornflakes down stairs (no milk provided).
Nobody was there to great you or deal with any issues.
When sat on the loo, no room for your legs as radiator in the way.
Window vents were missing.
I wasn’t convinced the fire alarm was active as the detector in room would normally flash periodically with a red light. It didn’t!
All in very disappointing, not worth the money and during my whole stay saw nobody at all and expected to lock up afterwards.
Better options nearby for same price and best to stay away sadly!

The experience was positive and presented value for money. Room was large, clean and well equipped. Kitchen had everything one would want from. Highly recommended for this type of accommodation. If there is any complaint it is the noise of the passing by of cars.
