Although the property looks beautiful, no air conditioning, kitchenette consisting of a mini fridge and a microwave, street parking challenges, very limited breakfast options and room alongside a patio filled with people talking loudly until well past ten (had to keep windows open due to heat and lack of airflow which made it worse.

This is a good budget-friendly hotel for those wanting to stay near the ocean. Staff were nice and friendly, the room was very clean, it was fairly quiet, and the outside garden areas were beautiful. The room was very small (only one person could fit in the walkway between the end of the bed and the wall). The shower was difficult to use. The shower head was attached by a magnet and could not be adjusted. It either sprayed on the back of the shower or you had to use it as a “hand-held”. Breakfast had extremely limited choices and undrinkable coffee (very bitter, strong, dark roast). The afternoon wine and cheese was a nice touch.

This is a wonderful place. We've been going there 3-4 times a year for many years. It is incredibly friendly with an excellent staff supervised by Chris. We always take our two large dogs, who view it as a second home. It's very clean, good value, and has a great atmosphere with little noise. The staff goes out of their way to make recommendations for restaurants, dog sitters, and anything else you might need. And it's a block from the beach and a few blocks away from State Street.
