My partner, my two teens, and I stayed for 2 nights in one of the new deluxe rooms. First the good:
The hotel and room was exceptionally clean with new, modern finishings. This is by far the most important factor to me when choosing a hotel, and it appears there are only 2-3 hotels in Fredericton that meet that criteria.
The staff were also very friendly. They accomodated every request as best they could. I got locked out of my room at one point and they didn't hesitate to provide a new card for me.
On the other hand, the services and amenities were lacking:
There is no restaurant. There is a small breakfast buffet area that serves a hot continental breakfast (included in the price of the room), which was ok but nothing special. The same buffet room is also apparently a cocktail lounge that serves a small lunch menu, despite having no kitchen. I didn't see anyone manning the bar throughout our stay.
The pool is clean, but small and shallow. The smell of chlorine is overpowering. The pool area looks new, so I wonder why they didn't go with a salt-water pool like many other places are doing now. The pool-side towels are tiny and thin -- you'll need more than one to dry off and you can't cover up with them.
The cable channel list is small and the TV is not a smart TV, so streaming is not an option unless you want to rig something up yourself. There wasn't even an HDMI cable included. I went down to the front desk to ask for one and they didn't have any. My partner ended up going to Walmart to buy an HDMI cable just so we could watch a movie.
The phone is not set up properly. It doesn't connect to the front desk or room service (I don't think they even have room service) so any time we needed something I had to go down to the lobby. It does have a dial tone so I assume it can dial out, but I had no need to try that.
The mattresses were very soft, which I prefer, but they were a bit worn so they sag. Often when I stay at a hotel I get a better sleep than at home because, but this time I woke up with back pain both mornings.
The air conditioning unit seemed to have broken while we were there. The first day it worked fine and was reasonably quiet, but I turned the temp down on the second night and though it blew cold air, it made the most awful noise. It was like trying to sleep next to a running transport truck. It was too loud to sleep, so I ended up shutting it off and opening the windows instead, which didn't cool the room much.
The toiletries (shampoo, soap, conditioner) are in pump-dispenser bottles attached to the shower wall, and our conditioner was empty. I didn't notice this until I was already washing my hair.
Overall, the place was very clean, which is the most important thing and really should be the bare minimum for a hotel to be operating. But the poor services and amenities are far from luxury and don't justify the mid-to-high-end price point.

Great hotel, clean. Friendly staff. Definitely recommend and would stay again. Area is close to restaurants and attractions. Large parking lot.

Hotel was clean and quiet. Staff were very friendly. We booked the biggest room (from what I was told) and it was a tight squeeze for 2 adults and 3 kids, with 2 being in pack and plays. Overall, it was a good hotel for one night. Staff the next morning during the breakfast were very friendly. Lots of options for adults and kids. Overall it was a good hotel. No major complaints.
