The Good:
- If staying in Munich for Oktoberfest, you cannot beat the location. Very close and easy walk.
- Also close to easy transportation around the city, both for taxis, and the train station
- Woman at front desk with short brown hair was very friendly, as was the man who worked the night shift
- Breakfast was decent. Not good, but the service was nice and the room was clean. Options were limited and there was nothing made to order, but you could get a decent cup of coffee and pastries.
- Large rooms, albeit mostly wasted space. Large bathroom (too small shower curtain led to mess in shower every day), but toilet was in separate room which was nice.
The Bad:
- WiFi costs extra and is awful. I paid for 24 hour package (use it when you want, for up to 24 hours) and over 5 days I barely used 5 hours because it rarely actually worked.
- Very little to do in the neighborhood, so unless you are walking to Oktoberfest, you will likely need to take taxi or train to good restaurants and bars
- No real lobby area and bar is pretty sad
- Carpet in the room is idngy and dirty
- Beds are small (typical for Europe, so expected), but hard, with paper thin sheets and flimsy pillows (worse than typical)
- Nothing special in the hotel - no spa, restaurant, fitness, pool, vending machines, room service, etc
- WAY too expensive for what we got in terms of quality, amenities, etc. (Didn't have some of the basics, like hair conditioner or body lotion.
The Awful:
- Smoking either right outside the bar door, or sneak smoking, made the hallways smell like a smoking lounge very regularly.
- There was a sewar gas smell in the bathroom with awful stench coming up through the pipes
There is no way this is a 4-star hotel, even by Germany standards. I would not recommend it unless there was a very good price of less than 200 euros per night.

We stayed at the hotel last night. It was billed as a four star hotel. Not really. We had a very large room with a large bathroom. So far so good. Unfortunately the carpeting was old and appeared to be dirty. I did not dare walk around without shoes. The staff was friendly. We were able to take a tray of coffee up to our room. The breakfast buffet was good. If it had been billed as a 3 star hotel we would have been happy. They just need to renovate.
P.S. If you are claustrophobic don't take the elevator.

The hotel is centrally located above the Theresienhoehe. Very little parking space and they don't tell you that the (few) parking space in the park garage are fee based, only at checkout. Rooms adequate as is the buffet. Nothing to come back to. But nothing really bad.
