⚠️ Please read this before booking Hotel Königshof The Arthouse
I rarely leave negative reviews, but I feel a responsibility to share this experience because I hope it helps someone avoid the same situation.
I had a fully paid, confirmed reservation at Hotel Königshof The Arthouse from July 1 to July 4/2026. After an international flight from Armenia to Germany, I arrived at the hotel about an hour before check-in, around 2pm.
Instead, I discovered that the hotel was temporarily closed and not accepting guests.
What made this especially frustrating was that I had never been informed in advance. There was no notification before my arrival that the hotel was closed, despite my reservation being confirmed and paid.
With nowhere to stay after a long international journey, I had to contact Booking.com using international phone calls, which cost me around €20, and I had to pay for another hotel while waiting for my refund to be processed/ it will take from 2-10days. I was finally able to relocate and check into another hotel around 6–7 p.m.
The stress, uncertainty, and inconvenience were so unbearable. After traveling to another country, the last thing anyone expects is to arrive at a hotel they have already paid for and find that it cannot accommodate them.
I appreciate that Booking.com helped process my refund, but I genuinely don't understand how a property that was temporarily closed could still accept reservations and payments.
If this ever happens to you, don't cancel the reservation yourself. Contact Booking.com immediately so they can investigate the situation and assist with the refund process.
I also can't stop thinking about travelers who might find themselves in the same situation but are unable to immediately contact Booking.com, afford international calls, or pay for another hotel on the spot. After a long journey in a foreign country, the stress and panic alone could leave someone feeling completely helpless.
That is exactly why I am sharing this experience on every platform I can. My goal is not to attack anyone—it is to make other travelers aware so they know what to do if this ever happens. I hope my experience helps even one person avoid the stress, uncertainty, and financial burden that I had to go through.
I also hope this encourages both the hotel and booking platforms to communicate with guests before arrival whenever a property is unable to accommodate confirmed reservations. No traveler should arrive in a foreign country with a paid booking only to discover they have nowhere to stay.

I stayed for two nights at the Hotel Königshof – the arthouse in Cologne and overall very satisfied, especially given the price.
The location is really unbeatable: right next to the main train station and a few steps from the cathedral. Perfect starting point, whether for sightseeing or business appointments.
I booked my single room through Expedia for about €50 per night – an absolute top price for this location and what's on offer. The room seemed freshly renovated, at least the bed and desk were new. Everything was clean, and despite my short stay even the towels were changed.
The equipment also surprised me positively: Kettle in the room as well as instant coffee are definitely a plus.
Of course, there are also a few reductions in the price: The bathroom is extremely small – in the shower you can hardly move or close the door reasonably. The toilet flushing did not always work reliably, and the window handle seemed a bit wobbly. The reception has a very rustic, slightly Eastern European charm, which somehow also fits the overall picture.
Conclusion: If you are looking for a cheap, clean accommodation in a top location and can overlook minor defects, this is the right place. I would definitely book again.

The hotel has only one good thing, its location.
Everything else, regrettable. Single room as a cell, slim shower, grimy old pillow, filthy old carpet floor. In three days they didn't go in to clean or replace dirty towels. They didn't replenish a bottle of gel for a day. Not a nightstand, the cistern broken. A single light on the ceiling. Room 503... sucks. Despite commenting on not cleaning any day, the staff took no action.
