Run by a nice family and perfectly located: right behind the beach, next to the caves, very close to restaurants and bars, but no noise. And: private car park, pool
As for rooms: We stayed 1 night in one of the rooms in the newer building and had a good night's sleep - unfortunately we had to change into one of the older buildings the next day: the room was not soundproof, you could hear your neighbors talk and feel them walk. In all buildings, doors can be closed normally and quietly, but sadly, there were other reckless guests who preferred slamming the doors....(this of course is not the hotel's fault) If you are a light sleeper, ask for one of the rooms in the newer building, soundproofing is better.

1st holiday in Greece,and we still talk about it,still miss being there.Loved the location,short walk to the beach,and shops,excellent market.Really friendly people,special thanks to Leslie & Robin,who lived & worked there(org, from england).We were S/C,the rooms were spotless,and there was good maid service throughout the week,one slight problem,we had to jam the shower head into the bathroom window as there was no fixing for it,we did'nt think to complain,as our solution worked lol.We spent a lot of our time by the pool,usually having breakfast on our tce. then lunch from an excellent bakery in town,which we ate poolside,used the pool bar occasionally for coffee & beer,but found it cheaper to store beer in the apart. fridge,and use from there.Evening meals in various tavernas,etc. ABSOLUTELY BRILLIANT,all of them.Finished off with a stroll around the shops,and the town,where we were often invited to partake in some raki drinking with the locals,and then complete evening in the ZAIFIRA hotel,again with the locals,due to our friendship with Leslie&Robin.BRILLIANT.Although Matala is about 1&1/2 hours from the air port its worth it,especially if you want to get away from the BLACKPOOL scene.Greek was the fore most language,and rightly so,and the locals loved the fact that we tried to converse with them,even just Kalemera(good morning),was cheerily greeted .We made friends with a German family,and a Hungarian couple,and it made for a special holiday all round.O yeah the weather was great as well.Beach was a sand/shale mix.bars close by ,and if you ordered a cocktail,they treated you like royalty.

Just got back from Frangiskos Studios, Matala, Crete. Feedback: It's a 2 star so I wasn't expecting much, but it's fine, really.
It is VERY close to the beach, about a 1 minute walk; in fact the poolside has a view (over the car park which is lower than the hotel so doesn't spoil the view) straight to the beach, sea, and sunset. So, location is excellent.
Rooms: Basic, (2* after all) but spacious and clean. We had a fridge, small kitchen area and a shower which worked consistently! The rooms don't have views as they are pointing the wrong way but they have small balconies & you can look out over the road at the front or 'Matala Camping' at the back.
Service: Kosmar Rep Michael was helpful & knowledgeable, rooms were cleaned regularly, no complaints. Pool was good - deep and clean with handy poolside bar. Never ate at the restaurant, we walked the 200 metres or so to the beach each night to eat. Felt sorry for people who were staying in other hotels/apartments several kilometres up the road though!
Clientele were mainly czeck & german , very few english, but we liked that as we didn't feel drawn into conversations when we wanted to be quiet/private/exclusive.
Al in all would recommend happily to people who want a quiet holiday with pool, beach, and very 'easy' nice quiet little resort. Lovely!
