Difficult access by car in a limited traffic zone (ZTL), no parking (forced to park quite far at prohibitive prices), difficult stairs with luggage, a welcome that does not make you feel at home, an archaic breakfast (ordered the day before and everything waiting for you on a tray, covered by placemats), but....... you are in Matera and in a superb location. The cave rooms are spacious and well-appointed. The decor is nice and the bedding is good. The bathroom is cramped and impractical. The air conditioning is outdated and does not have a "dehumidification" function, which would be very useful because, you should know, a cave is humid and even very humid! You will quickly see this with your clothes left in your open suitcases..... At the price the owner (whom you will see at breakfast because he is the one serving it) charges, I would have appreciated if he smiled at me at least once when I paid for my stay!

Great location in heart of the Sassi Caveoso.. troops are wuirky but comfortable. We would stay again!

We very much enjoyed our stay here. We had a proper cave room which was great. The location is very good at the bottom of Via Bruno Buozzi, one of the main streets in the Sassi with a good choice of restaurants. Service is very good as well, few staff but very pleasant and helpful. Breakfast is normally from 7.45 but when we told them we were leaving at 7.30 on our last day they opened for breakfast at 7.00. Sleep quality is excellent - being in a cave it's quiet with an even temperature even though it was quite warm when we were there. Other reviewers have criticised having to preorder breakfast but we found it fine - there is a perfectly good choice. So why not 5 stars ? While the bedroom was fine, the bathroom was really quite tired. The reception area is a bit unimpressive too. Nonetheless we had a great time. At around €200 a night it's reasonable if not great value.
