The four of us had spent the previous nine days traipsing about all throughout central Italy. So, we were looking for a nice quiet place reasonably close to Rome & the Airport (FCO) due to an early next morning departure. When we arrived we were met by Charlotte. She was very nice and helpful. She spent 45-60 minutes with us showing us the amenities of the B&B/apartment. There was a fully equipped shared kitchen for the several bedrooms there. However, we were the only occupants. Charlotte would have come over to make breakfast but that was not needed since we departed at 0500. She set the table for us, provided us with a map & recommended places to have dinner. We walked to the Vatican in ~20 minutes, went to a restaurant that she recommended, and took an Uber ride back home (21 Euro). We could have taken public transport back to the apartment but were tired from our travels & a full dinner at place Charlotte recommended. The beds were very comfortable. we helped ourselves to a sufficient breakfast. Great place...wish we had more time:>)!

the first reason why i booked 2 nights in this place is the garden. had our free breakfast in the garden and it feels like home. if in my province the sound of the rooster woke me up in the morning, in this place its the sounds of the birds. we got to know another guest from the other room where we enjoy our coffee together in the garden and chitchat. the host was very nice and she gave us all the infos we wanted. there was a minor problem with the water heater but it was not from the building, it was due to the connection of the area where we saw people working on it outside the gate. thankful to Mr Marco the owner who came and apologized and even offered us for refund or another free night stay. since it was not their fault, we refused the offer but we we really appreciate the effort. Its a walking distance to Vatican. The host advise us not to take our rented car to the city instead gave us a map and brief us few places that we wanted to visit. Bus stop is in the corner and its quite comfortable to go by bus and took a taxi upon going home which cost us €12. We had a wonderful stay in this lovely and quite place. If you like a quite and secured place when in Rome, i would suggest you to try this place and write your own experienced.

We arranged with the hotel manager, Marco, to be collected from the airport when we arrived; 40 minutes later the taxi still did not show up which meant he forgot to order it for us. We never received an apology. Then, when we arrived at roughly 9pm, the only member of staff (Charlotte) seemed eager to go home and surprised us with an additional 30EURO charge to stay in Rome that we were not pre-warned about. The location of this B&B is quite remote and residents from the apartments in which it is situated live above the actual B&B. On our first evening we were actually encountered by one of the residents masturbating behind us in the lobby and as two female travellers we found this quite frightening and had no staff to report this to as they had all gone home for the evening. The man followed us from the street, you would assume that because there are so many gates security wouldn't be as issue but it certainly was! Our shower door fell off upon the first use, we reported this and were told that it would be fixed by the hotel manager and we heard nothing. On our last night (three days later) Marco knocked on our door at 8pm wanting to fix it, but it was too late as we had managed and were leaving the next day. We had been showering with no door which was a privacy issue; and the water was volcanic one moment and arctic the next. This was also reported but was not addressed. Our room led out onto the main road and we were woken many times during the early hours by traffic and people outside. The window did not shut properly which meant we couldn't actually lock it to keep out some of the noise. Breakfast was nice, but Charlotte didn't make any effort to lay the table or anything. She just told us to go in the fridge and help ourselves which made us feel awkward as we didn't know where any of the plates were ect. However another member of staff (Angela), on the last day laid out the table and prepared the breakfast foods in a way in which exceeded our expectations. Free wifi? We had to ask for it to be turned on as Charlotte constantly had it off. As for the hot tub, it is not free to use. It is 7.50EURO for half an hour's use and they require 24 hours prior notice in order to turn it on. This was not stated in the terms and conditions when we booked, we only discovered this when we arrived and were very disappointed. The location in terms of attractions was good if you are able bodied. It required a 20 minute downhill walk to the Vatican and the walk back up, especially in the heat of the day was quite draining. Our room was basic and clean, the beds were actually really comfy and were the highlight of our stay at the B&B. However, the extra bedding we found in the wardrobe was stained with what looked like blood and we found a patch of mold next to the bed. All we wanted when we arrived was a nice cup of tea, however, the kettle was broken and didn't actually plug into the wall! Overall, it was an alright stay but the attention to detail is missing in both the staff and the building. You really do get what you pay for here!
