We stayed at Esty for 3 nights and had a really great experience. Room was beautifull and clean with view on Viale de Trastevere. It's absolutely a 5 star B&B, but still a B&B; you don't have a private bathroom. Breakfast was very nice and way better than average in Italy. Coffee (espresso and cappuccino) was very good! For those who don't mind sharing a bathroom: Antonio and his wife will take very good care of you! Such nice people.

Long story short this is a great place to stay in Rome, as everything you would want to visit is within walking distance and the rooms are spacious and clean. However there is a few minor downsides, I feel I have to mention. First and foremost while the location is truly great (around a 15 minute walk from the Pantheon), the building the B&B is located in is facing a boulevard, meaning the rooms are quite noisy even at night - it's not a problem sleeping with earplugs, however without it's a bit of a struggle. Secondly there is no 24 reception, which I'm well aware that you don't usually find in a B&B, but the owners, who by the way are wonderfully friendly people, don't live anywhere on the premise and they don't speak english, making it almost impossible to contact them if you're not italian speaking or have a phone that works in Italy - this proved to be a problem, on a couple of occasions; when we arrived a bit later than planned and there was no one on the premise, and later that week when the shared toilet started running, and there was no one to handle this.

positives: great location, very clean room, free wifi, tram stops right outside, yummy breakfast the only complaint i have is that we booked this b&b on booking.com for a rate of 55 euro a night. on the first day the daughter (who speaks a little bit of broken english) asked if we could pay cash. i said i'd rather pay by credit card, but wasn't really sure they understood me or not... on the last day the owner (who is really really nice and super sweet, but doesn't speak ANY english) asks me to pay. i just assumed the credit card would have been run, but it wasn't. luckily there was an ATM across the street. She wrote the bill up for 60 euro a night and also over charged me for one night of "city tax" (my husband spent the first night alone, but i was charged for 2 people). I had no way to tell her she was overcharging me or to discuss the discrepancy and it really wasn't that much money so i let it slide. tl;dr- take cash and agree to the price & pay on the first day..
