We had booked and prepaid the room online and didn't expected what was about to happen. I had contacted the owners about the possibility of early check-in or the possibility to leave our suitcases in a safe place before check-in. Owners reassured me it was not a problem. I was pleasantly surprised. That was the last pleasant surprise... First as many have mentioned, there was not only nobody there when we arrived but we were stuck in the street trying to ring the doorbell for 45 minutes. Then thankfully a guest came and got the door open for us. When we got to the second floor B&B lobby we met with a helpful cleaning lady who directed us to a 3rd floor room (no.2) after talking with the owners. The words to describe the room are hard to find. To say that it needs love is a true understatement. Truly I have no idea how they can get away with putting people in there (see pictures). Dirty linens, disgusting bathroom, funky smell, not functioning WIFI, nothing remotely close to the pictures we had seen online. After numerous discussions with the cleaning lady/owners who told us the B&B was full, we finally were given the choice of 2 rooms on the second floor that were much better. To be honest, if we were given those rooms right away, I would not spend the time and energy writing this long review. The new room was OK, much cleaner and the owners left us a bottle of wine and some snacks when we came back from our late afternoon walk. Finally, I do not understand how people can get away with running a B&B without ever being present. The potential is there but it's clearly not that important to them. A few years ago maybe, but today, you cannot justify having nobody present because of Covid. We ended up losing a whole afternoon of precious Rome time because the owners think they can get away with stuff like this. Hopefully this review helps you make another choice of hotel/B&B the next time you are in Rome.

Where to start. Paid for the day before to allow for early Sunday morning next day arrival. Get a message the day before saying the only person there will be the cleaning lady. Then the owner says he is sick and won’t be there. No one at the property when we arrive 9am. Get a WhatsApp message to open a lock box for keys. Finally get the rooms. No heat in the room. Get a WhatsApp message to turn on the AC unit with heat settings. At 11pm wake up in a sweat with room over 80 degrees. Next day, no one at the property and no hot water in one room. Owner again via WhatsApp says COVID and the holidays are why no one is there. The most expensive, most unpleasant place I have ever stayed and nobody is at the property. Don’t believe the high ratings.

Awful experience in the Hotel. First of all, they installed a new A/C which did not work correctly, which in this season of the year in Rome is a must. Second of all, because of the of the new A/C, water leaked inside the bathroom, we told the Reception and did not recieve any help or support from them. Hot water would stop in the shower after 10 minutes, did not have good WIFI, not clean at all, horrible attention and attitude from people of the staff. And finally, no room service after we told the Staff we were out of toilet paper, so we needed to go out and buy it for ourselves
