As the title suggests, a splendid location in a always wonderful Spoleto. The room is very charming, breakfast in a hall rich with fascinating furniture and accessories; however, the glory of times past is felt. Some stains on the ceiling, some mold spots in the bathroom, in the tub what looked like hairs were small dents (thankfully); in short, one can spend a night admiring the undeniable charm. A few small attentions, such as removing the bird droppings from the loungers on the terrace, would be appreciated.

Disgraceful, all the room staff are like slums, especially the waiters at dinner are rude.

Terrible maintenance condition, dirtiness, rudeness, and lack of manners.
