A small establishment well located in Venice and very quiet. Simple and unadorned. A pleasant garden with a few tables for breakfast. Attentive welcome. Possibility to leave luggage before departing. The downsides: the garden could use a bit more care (organizing tools and hoses, trimming dry plants...); the breakfast is very basic (hot drink, croissant, sliced bread, packaged toast, and industrial jam); traces of squashed mosquitoes on the walls and ceiling; a few fixtures in the bathroom poorly secured. But I especially remember the tranquility, the song of the birds in the garden, the bells of San Giacomo dell'Orio, and the helpfulness of the staff, particularly the key given on the day of departure to retrieve the suitcase.

A one-night stay for us, and it was fine for what we needed. Location is excellent and on the main island unlike most reasonably priced accommodation. It's a budget hotel, and by that I mean Venice version of a budget. The room was incredibly dated, parts of the bathroom looked like they were on their last legs. I was a very frustrated on arrival as I booked a triple room - one queen bed and one single - and our room was just one double bed for me and my brother. Fortunately it turned out they were two singles pushed together however they were made-up with bedding for a double bed so we had to improvise. There were no staff on the premises for me to raise this with and as we were only staying for one night we made do. Like I said, the location is great so if its a flying visit then I would happily stay again but certainly not for any longer period of time.

We stayed 2 nights in this small hotel. It should be noted that this is a very small establishment, the room was modest with a small private shower room. Breakfast was simple, served at the table by the manager, we were lucky to be able to breakfast in the garden. You can't expect any great luxury going there, but it was comfortable and we wanted to stress the kindness of the manager, who was otherwise available and who agreed to arrange a check-in before the "official" time so that we could already settle in when our train arrives.
