I got an ensuite room with aircon, clean, nice bathroom. Directly outside the hotel is an outdoor restaurant. Its about 300 yards from soi cowboy. Only gripe is the aircon is not very strong. For 800baht its good value for money

I spent on and off a stay from June through November at Preme The location is great at the interchange of Asoke and Sukhumvit with access to both BST (Sky Train) and Metro Underground.(the latter is one stop from AirLink which is smooth trip to the International airport and way cheaper than a Taxi. The staff at Preme are charming, the rooms are constantly cleaned.WiFi was free and the use of washing machine and dryer very handy. TV has CNN, French Monde and German DW and one movie channel. The price for all this is very reasonable. Highly recommended Robert Speechley.
