We had a double room at the back of the property which was spacious and had a large balcony. The room was a little dated but comfortable. The room was already cooled when we arrived which was a welcome touch. Our criticisms are that the WiFi is literally non-existent which is incredibly frustrating and the common areas were a little cluttered and dirty. Also, the reception desk seemed to be manned exclusively by 3 children the whole time? Overall, we enjoyed our stay and it was very close to the beach.

I had booked 4 nights, but it was clear to me when I arrived first evening, that I was not going to stay. Place was falling apart and very dirty. Breakfast was served in the same room as where the reception was and the fridge was SOOO dirty. I would eat nothing from that place. Pictures taken from the room you pass before getting to 1st floor. My room was in half darkness and there were not clean. Tv not working and pictures from bathroom says it all. Don't stay there even if it's cheap. I lost money for 3 nights, but don't care. Did not want to stay.

Great room for the price. Pool-view and balcony, free wifi and serviced daily. 3 minutes walk to Kata beach, 7 minutes to Karon. Quick access to Kata night market and restaurants. Stayed for 2 weeks but like it so much, I extended for another 2 weeks. Highly recommended if you are on a budget.
