Excellent location on Sunrise Beach. Snorkeling spot. Calm and quiet. Superior bungalows with fridge. Hearty breakfast included. Nice bar and good restaurant. And top-notch massage therapists. Excellent Nuad massage. Charming staff.

Absolutely amazing stay. We had a beachfront villa , literally on the beach and a few steps from the sea. Room was beautiful and AC was a blessing ! Perfect location only 10 minute walk to the walking street and 0 minute walk to the beach. Staff very friendly and helpful. We will definitely stay here again if we make it back to Koh Lipe.

We stayed at this property for two nights (bungalow S23, ~€100/night), and while we approached the situation with patience and understanding, the overall experience was simply not acceptable — especially for a hotel in this price range. To start on a positive note: the receptionist is genuinely friendly and polite. However, she has no decision-making authority, which leads to a structural problem — every issue requires escalation to management, and unfortunately, management does not seem to have operations under control. The core issue: We were unable to sleep for two consecutive nights. On the first night, the air conditioning unit malfunctioned severely. It produced an extremely loud, vibrating noise that caused the entire bungalow to shake. Traveling with a three-year-old, this is not just inconvenient — it completely defeats the purpose of staying at a hotel. We accepted the situation the first night, assuming this was an isolated technical issue. The staff apologized and informed us it would be fixed. However, on the second night, the exact same issue occurred again. At that point, after two sleepless nights, we approached reception — only to be told that the issue would need to be addressed “the next morning.” This response, given the situation, reflects a fundamental lack of situational awareness and customer responsibility. Only after further escalation did a staff member inspect the issue late in the evening, eventually relocating us to another bungalow — a reactive solution, far too late, and operationally weak. The following morning, we requested a very reasonable gesture: a late checkout until 12 PM instead of 11 AM. This was declined. After two nights without sleep, a room change, and clear service failure, declining such a minimal request highlights a complete lack of customer orientation. In addition: • The beachfront area directly in front of the hotel is dominated by boat taxi traffic, not a relaxing environment. • The overall service culture has noticeably declined — staff appear disengaged, and there is no sense of ownership when problems occur. • The hotel seems to rely on outdated reputation rather than current service quality. To be clear: technical issues can happen in any hotel. That is not the problem. The problem is how those issues are handled. In this case: • No proactive solution • No meaningful recovery effort • No flexibility • No accountability The only positive worth mentioning is the à la carte breakfast — particularly the scrambled eggs. We booked this hotel based on a previous stay many years ago, when standards were significantly higher. Unfortunately, that level of quality no longer exists. Conclusion: This property currently does not meet the expectations associated with its price point. For travelers — especially families — there are significantly better alternatives available nearby. We will not return.
