The hotel thought it best to cancel our reservation through Agoda, made several months in advance, 3 weeks before our arrival, using a generic "booking error" as an excuse. This was after we had contacted them via Agoda chat to confirm that the room was adequate for the number of people included in the reservation and were told that there were no problems and that our reservation was confirmed. Furthermore, they never responded to our emails and our attempts to contact them to understand the reason for the cancellation through the hotel's official channels, leaving us in the unpleasant situation of having to find accommodation for 4 people in Koh Samui in the middle of August with very little notice and with prices now through the roof.

Terrible management. The beach is beautiful, and the property is clean and well-maintained, though a bit secluded, and the room was spacious. The major issue is the management. I booked a deluxe room via Agoda in April, specifically requesting a ground-floor unit; they immediately confirmed availability and said it wouldn't be a problem (more professional hotels would likely have noted that such requests are subject to availability upon arrival). Two days before we arrived, payment was processed, and shortly after, they informed me that the ground-floor room was occupied and my request could no longer be honored. I pointed out that had they told me this upfront, I would have found another hotel with ground-floor accommodation, as that was important to me. The welcome upon arrival was very cold—a stark contrast to the kindness and helpfulness we experienced everywhere else in Thailand. The icing on the cake came the next day when I was asked to pay for an extra breakfast because the booking included two breakfasts but there were three of us. It is obvious to anyone that booking a triple room implies three breakfasts are included, but not to them; they blamed Agoda’s booking system. Furthermore, the breakfast was pathetic: two small pieces of fruit, stale sliced bread with jam, and eggs cooked to order—all for 250 baht, when it was worth 30 baht at most. The management needs a complete overhaul; they have absolutely no interest in listening to or satisfying customers. In fact, when I voiced my complaints and mentioned I would leave a bad review, they simply replied, "It doesn't matter, we'll just reply to it." Avoid this place, there are plenty of better options out there!

We arrived at night , and saw some of the nice accommodation , I was very happy , but we were were not staying in any of those .. we were staying in the most awful bungalow , that apparently is due to be upgraded soon , but not soon enough for us , as we had already paid in full . If they had showcased the accommodation they expected us to stay in , they would not remain in business. The situation of the bungalow was just up from a demolished building with the view of rubble and broken tiles , over grown and not easy to walk over to the beach beyond. The curtains did not fit they were attached with various hooks & pins not providing any coverage and haphazard , an off white in colour and and translucent ( no black out ) , the furniture was old and broken the soft furnishing , were disgusting with a foul odour , no bedside tables . A makeshift kitchen next to the bathroom from hell ! The member staff who took us to it , did not put any lights on , which after viewing it throughly I can only assume she was ashamed , it was not fit for purpose . And it bore no resemblance to what was on offer on Booking.com . We could not stay there , the next day we returned to speak with office staff and showed them the photos I had taken ., they said there was no other rooms available . After showing the manager the photos I asked , if she was on holiday here would she like to share the photos with her family & friends ...no reply We got our money refunded but that was not a good start to our holiday. After we collected our luggage to move to another place , they promptly re advertised it on B.C but not as it really looks, they give the impression you are staying in clean modern rooms beware.
