⭐️ Very disappointing stay – absolutely not worth £237 We stayed here for 2 nights at a cost of £237 for room only, and quite frankly, the standard of the room and hotel was nowhere near what we expected from the photographs and description advertised on the website. The room was dark, dingy, tired and badly in need of refurbishment. It looked nothing like the bright, well-presented room shown in the advertised photographs. There was also an unpleasant smell when we entered. The condition of the room was simply not acceptable for the price we paid: Chipped and damaged paintwork Stained carpets and curtains A huge crack in the bathroom sink A shower that was only lukewarm No biscuits on the supposedly complimentary tray No blind or net curtain on the window, despite it looking directly onto a busy main street with shops and restaurants. There was therefore no real privacy unless we kept the curtains closed. Housekeeping standards were poor and certainly not what we would expect from a hotel charging £237 for two nights. The whole room felt old, neglected and in desperate need of some TLC. Our arrival wasn't particularly welcoming either. We were told by reception that the lift was out of order and that we would have to carry our cases up to the second floor. There was no offer whatsoever to help with our luggage, which we found extremely disappointing. The location was another major issue. The hotel is on a busy main street surrounded by shops and restaurants, which made the room feel far from private or relaxing. What is particularly frustrating is the difference between the photographs used to advertise the hotel and the room we were actually given. The photographs create an impression of a much brighter, cleaner and more modern property than what we experienced. For £237 for just two nights, room only, we expected a reasonable standard of accommodation. We certainly did not expect a cracked sink, stained furnishings, a lukewarm shower, poor privacy, an unpleasant smell and a room that looked like it hadn't been properly maintained for years. This was not a minor issue or one small disappointment — there were multiple problems throughout the room and our stay. Unfortunately, based on our experience, we would absolutely not stay here again and cannot recommend this hotel. The property needs significant investment, refurbishment and much greater attention to cleanliness, maintenance and guest service. For the price charged, the standard simply wasn't good enough.

The good…staff, the shower, the breakfasts. The bad…the elevator (lift). Sometimes it worked sometimes the staff had to do a reset. The bed was too soft ( 2 singles pushed together to become a king with a rut in the middle) The hotel is old and in need of repairs. It seems the owners are trying to do some renovations Great location, close to Queens University & the train station. Would we stay again? Not sure

For the money we paid for 2 nights, just under £400, having a toilet that you had to lift the top up to get it to flush is not ideal. We upgraded and for an upgraded room, we both felt it was smaller than what we would have expected, but then each to their own, thats our expectation. The lift wasnt working, albeit they did inform us the day before we arrived and for us, 3 floors is not an issue but for others it maybe. Location was great for getting around but the groups of people doing drugs outside and across the road from the hotel was not ideal. Lovely shower, superb coffee machine with a good amount of PODs, no aircon but they at least provide a fan. The bar was nice, with a good selection of food and drinks. All in all, the weekend was great but for the money we paid, if we go back to Belfast as we plan, we wouldn't stay here again.
