Stayed for 2 days and found the B&B to be very nice.
From being welcomed by the owners and personally showed us the room was a nice touch. The room was small but absolutely spotless and for the price it was fine.
The breakfast (served from 0830hrs) was outstanding and definitely the highlight.
As other people have said parking is at a premium but if staying at any of the B&B’s in that area of Keswick you’ll run into the same issue.
The location of the B&B is close to town so getting to a from is only a small walking distance.

Unfortunately my stay here was tainted by the week lead up prior to me arriving! I booked a 2 night stay and shortly after realised I only needed to stay 1 night. I thought it would be fairly simple to call up and find if I could change this as I had ample time covered under the free cancellation period. I called every single day and sent 3 emails and got nothing back. When I FINALLY got through on the phone and spoke to Alison, the free cancellation period was already over. I was then told I couldn't change to just 1 night. Had I had a response to my multiple emails or got through on the phone to confirm this then I could have cancelled for free and not lost any money. I ended up paying for a 2 night stay despite only staying for 1 night.
I also enquired about the emails I'd sent and mentioned how difficult it was to get hold of them and was told my emails must have gone into spam and she didn't have time to check. No apologies for the lack of communication. I also messaged through their website reservation enquiry form so it's hard to believe this was also not picked up. I'm sure had I been contacting to book a room I would have been replied back to.
Alison was nice enough on my arrival and showed me to my room which was small and basic, but I only needed it to sleep. Breakfast was at 8.30, but I had to leave before then so can't comment (another thing I paid for but didn't receive). I also concur with another post that says the place smells of cigarette smoke.
Parking is incredibly difficult, lots of driving round on the off chance you get a space.
Unfortunately I feel like my whole experience with this guest house was ruined by the sheer lack of communication. It's 2024, there's really no excuse for a business to not pick up the phone or miss emails sent to an email address AND through the website form. I was so anxious the whole week leading up to my stay, all I needed was an email response or quick phone call to confirm whether I could change the night stay or not.

I very much enjoyed my 5 days here. The was room was spacious and the bed comfortable. Breakfast in the dining room was always a great start to the day. My hosts were so helpful in providing information on Keswick and the area, whether in regard to shopping or dining, or for fell walking, which was my particular interest.
