I am a very regular business traveller and stay in hotels all over the UK. The Invicta Hotel, Plymouth was booked for me on the basis it was advertised as a 4 Star hotel. I was llookng forward to my stay especially as it was so close to The Hoe. On arrival I was greeted at reception and quickly realised my mistake. This may have been a 4 Star hotel as according to the AA inspection certificate from 2022. It now has no rating at all. This should not be advertised as such and even the receptionist agreed, she was clearly embarrassed. I made my way to the top of the hotel walking through the generally suspect smell which circulates through the premises and wish I had brought climbing gear. Sights along the way included plaster falling from the ceiling and walls, wallpaper peeling from the walls, filthy corners and cracked walls. I then entered my room. I was tired but this was nothing compared to the room. Add onto that the bathroom flooring which had peeled away, a cracked sink and the stink of urine (room 34). I returned to reception and was told it wasn’t their failt as it had just changed hands, this was followed by an admission that this does not only have no 4 star status but no grading at all. In short stay away, this was booked ibu description and star rating, it has to be the worst hotel in Plymouth and far beyond. I have already decided to skip breakfast

I really wanted to like this hotel. The staff are very nice, particularly those serving breakfast. The breakfast is lovely. It's a great location and the outside of the property is very smart. If only they had paid as much attention to the inside of the rooms. I think the variation in reviews here arises because your experience very much depends on the room you are allocated. I was in room 132 - it is the only room on the ground floor that I can tell. Opposite reception so you can hear all the chat, next to the breakfast room and an office in the next room (you can literally follow that person's conversations). And it's truly awful. The general shabbiness which I think is common to many rooms doesn't bother me much as the beds are clean and comfortable and things (like the shower) work. But this room has one sole window you can open and it opens right onto the car park -you can literally reach out and touch a car. There is no way to have the window on any safety latch - you either open it (and its large enough anyone can get in easily) or its shut. There is a smaller window to the left of it but it is does not open. I stayed here alone but even as a couple I don't think you'd want a window wide open onto the street like that. So as a result you have a completely airless room. Meanwhile the shower opens out onto the room but has no ventilation mechanism at all, so it's dank. And this is a SUPERIOR ROOM. This is possibly the first time ever I have considered forfeiting what I paid and moving to another hotel. I have one night left and I still might do that. A miserable experience and never again. My impression is that if you get a room on the first or second floors you might have a nice experience but as I paid for a superior room, which I think those on the first and second are, there is a risk you will get 132. It isn't fit for purpose.

What a beautiful hotel, set in Plymouth Hoe just before the lighthouse. Stunning views on the Hoe, the hotel was very modern and very clean, breakfast was excellent served by lovely warm and very friendly staff. Our room had a great big super king bed that was like sleeping on air, fan in the room as it was quite hot, this was very much appreciated. The facilities in the hotel are second to none, will defo be back again for another visit. There is just one thing I would say about this hotel, the bathroom was far too small for two people as you could not get two people in the room it was that small. Needed a rethink on the size of bathroom if they were to renovated the hotel.
