I’d say it’s more a Guesthouse than hotel. Facilities are limited as is space. We had a double room with en-suite. It was clean. It was very compact. We had a kettle in the room & complimentary bottles of water. The carpet needs to be replaced, a deep clean/paint is needed in room & bathroom. The shower was fine. The bar downstairs has a nice local vibe to it. The “hotel” is in a quieter area but has great transport links to city centre. Ideal base to visit Edinburgh

I was forced to move to a much smaller and poorly lit room, without being offered any reasonable solution or compensation. To make matters worse, in the rush of changing rooms I left some belongings behind in the original room, and when I realised, the staff were completely unwilling to help because they “didn’t want to disturb” the guests they had moved me for. The feeling throughout the entire stay was very clear: some guests matter more than others. I have never felt treated like a second-class guest until staying at this hotel. Disorganised service, zero empathy, and absolutely appalling customer service.

Right from the start I was delighted with this hotel. It was very close to Tynecastle which is where I was going to watch a football match. It was a great location for everything we needed. The room was ready on arrival, it was clean and new. The staff were lovely and friendly. There is a nice outdoor area where we enjoyed a tasty pint before the game. The bar was cosy and friendly. Our room was tidy and modern with nice toiletries, and the noise level was great, we didn't hear a thing from inside our room. I found it excellent value for money and would recommend this hotel. I can't wait to stay there again if I get the chance.
