The accommodation was overpriced at over £200 per night, with minimal amenities: no reception desk, room service, or restaurant, just a key safe and occasional staff presence. Security was poor as the exterior door was duck taped, and the interior door required manual closing. The cramped room featured an uncomfortable bed, broken furniture, basic bathroom facilities with intermittent water supply, and noisy plumbing that disrupted sleep. There was no communal area and little sense of welcome, making it feel more like a hostel than a hotel. While towels were good and tea/coffee provided, there were few surfaces and inconsistent room cleaning. Despite its excellent location on Picardy Place, I recommend choosing the Cairn Hotel nearby for a better experience.

Great price and great location, 5 minutes walk up the road to the royal mile. Was met by the owner with a lovely warm welcome. The room I had (#2) had very high ceiling with a view out onto a very quiet Windsor Street. TV on the wall, Tea and coffee etc and some nice biscuits. Bed was large and comfortable. Bathroom and Room was very clean. Room is period with the the property, although with enough sockets for charging equipment.
At time of stay, there was scaffolding at front of property, which denotes that property is maintained well. It was not obtrusive and as I was out all day, did not see/hear any work.
I was starting work very early on days there, so could not take breakfast, although owner suggested I could still get fruit etc before I left at 5am each day.
Altogether a very pleasant stay and would recommend.

Good rooms
Rooms were well furnished and (most importantly) very clean. The bed felt great to sleep on, and the bathrooms are modern. The rooms are of a large size and are wonderfully comfortable. Great weather you’re spending an hour or a day in your room!
Good food
The breakfast is absolutely brilliant, with a fairly wide selection of options. The atmosphere fostered by the design of the dining room is wonderful, and is a great way to start every day you’re in Edinburgh.
Good service
We arrived late for check-in due to bad weather delays, but we still received an incredibly warm welcoming. Additionally, post-check-out assistance remained top-notch.
Overall, Jasmin is one of the warmest, friendliest proprietors I’ve met. I would definitely return here again!!
