Very central hotel, well-connected, and very nice. The rooms are spacious, the staff is very friendly, and the breakfast is spectacular. It is not for people with mobility issues since it has stairs at the entrance

We stayed 3 nights in Room-201 for our first trip to Edinburgh. Curious detail: this was not the hotel we booked at first, but we finally chose it for the location-price. The hotel occupies several typical row houses in the New Town, very representative of the city and well-executed in its interior. The room seemed a bit small to us compared to the same ones on the evacuation plan, but comfortable and quiet. Despite the second floor and the passing of the tram, it was not annoying at all. Mind you, the floor has a certain incline like in so many British hotels where we have stayed: anecdotal XD A 10/10 breakfast, with hot dishes to choose from served at the table. The little lounge is beautiful, like something out of a movie. And the staff is very friendly, both at breakfast and the bar as well as at the front desk; our receptionist spoke a little Spanish, a nice welcoming touch. They also have different free maps/brochures to make the most of your visit. The tram stops right next door [Picardy Place] and takes you directly to the airport or Leith. Getting to Old Town and Market Street is a 10-minute walk like something out of a movie that I would repeat every day if I could.

I was traveling with a friend and we had separate rooms and each had very positive experiences. Quiet room with good mattress and linens, immaculately clean-- as was the bathroom, which was spacious and modern. There was no room noise from outside and we slept well. We loved the location as we hiked Arthurs Seat, Calton Hill, and walked back and forth into Old Town. Very quick and easy to walk from Waverly station where the airport bus dropped us off. It was nearby to our Ember bus stop for e4 trip. It was also a quick walk from where Hairy Coo bus tours pick up on Regent road. We visited the nearby pub twice and had great meals, we also had breakfast at hotel every day. Breakfast room was a lovely setting and had many choices at a reasonable price. The staff was exceptional in every way. They helped us store our bags and went above and beyond each time we interacted with them. Our stay was lovely in every way.
