Palacio Condominiums by Wyndham Vacation Rentals

This property was a very nice place to stay. The pools and beach access was great! The staff excellent. The room was a mess. If you stay here do not rent from Perdido Key Realty Management. There is a hefty cleaning fee but our room was not clean. We had to clean when we got there - run the vacuums, the toilet was not cleaned, The washer and dryer were filthy, the dryer covered with sand. The balcony, although a strict "no smoking" policy had cigarette pieces and ashes and it was so dirty there were ants everywhere. The Master bedroom light was hanging from the ceiling fan. The blinds were very dirty. The tub enclosure was cracked and the faucets leaked. We took pictures and notified them asking for a broom. It took 3 days to get a broom. We really enjoyed this property and our trip in spite of this. We would stay at Palacio again but not through PKRM. We spoke to others at the pool who had rented from PKRM and they experienced the same thing. People who rented from Beach Getaways said their rooms were excellent. Won't use PKRM again. This room needs a thorough cleaning.

I would NOT recommend this condo complex especially for families with children. The HOA/property management has serious “Karen” behavior and makes guests feel like they’re constantly being watched or treated like trespassers instead of paying vacationers. The older gentleman is always upset and rolling his eyes and the “manager” Paula is the worst. Not helpful and takes her employees side not the guests. Horrible experience.

Our experience at Palacio was completely overshadowed by how poorly the HOA/property management handled a situation during our family vacation. A very minor incident occurred at the pool after we were told that only bottled water was permitted on the pool deck. At the time only my husband and I were involved. We immediately complied with the aggressive pool attendant’s request and believed the matter was over. Our rental company later confirmed to us in writing that the initial report resulted in a warning. However the following evening the HOA/property manager Paula and an older gentleman came to our condo and we were told that our family had to leave the property. We were never given a fair opportunity to explain our side before such an extreme decision was made. There was no property damage, violence, or threat to anyone’s safety. We also did not see signage at the pool stating the food/drink restriction that led to the original interaction. Our family of five then had to pack our belongings, leave the condo, and relocate during the second evening of our vacation. We were forced to leave around 11 p.m. What concerns me most is that our rental company subsequently confirmed in writing that the original report resulted in a warning but Paula said that no it wasn’t a warning that she had escalated and a decision was made by the HOA and that we could no longer remain at the property! Since then I have attempted to get answers regarding who authorized the decision, what additional information caused a warning to be escalated, and what policies or documentation were relied upon but Paula will not communicate. Getting clear answers has been incredibly frustrating. I would not recommend Palacio based on our experience with the HOA/property management. Families spending thousands of dollars on a vacation should expect to be treated professionally and fairly. A disagreement with property personnel should not result in an entire family having to unexpectedly relocate without first being given an opportunity to explain their side. Future renters should be aware that the HOA/property personnel can have a significant impact on their stay, even when booking through an outside vacation rental company. I strongly recommend researching the property, HOA/property management, and guest reviews before booking.
