I am currently staying at Residence Inn Providence Downtown while visiting from New Jersey, and unfortunately, my experience has been disappointing.
The hotel's location is excellent and convenient for exploring downtown Providence. However, the property's infrastructure feels dated, and the condition of the water has been a major issue. The bathroom water is rusty and not suitable for bathing.
I reported the problem over two hours ago, but there has still been no resolution. We are traveling with young children who have been waiting to take a bath before heading out to places where we already have reservations. This has significantly disrupted our plans and caused unnecessary frustration.
When hotel staff arrived, he informed us that a new filtration system was recently installed and that it may take several days for the water to clear as the system flushes. While I appreciate the explanation, this is not an acceptable situation for paying guests. If the hotel is aware that the water quality is compromised, guests should be informed in advance or offered an alternative accommodation until the issue is resolved.
We are scheduled to stay here for three days, and being unable to use the bathroom water safely is unacceptable. I hope management addresses this issue promptly, both for current guests and for future visitors.
Including the photo of the rusty water with your review will help provide context for other travelers and for hotel management.

I love this hotel. Great location, staff, rooms...but $42/day for parking? That's outrageous.

Avoid This Hotel
We came to the Residence Inn Providence Downtown for one night last night to test it out before committing to a full week. They charged us $278+ for that single night, which already felt very high for Providence.
The room had a strong air freshener smell upon arrival. At around 1:30 AM, I woke up to an overpowering urine odor that burned my nose and throat. (I have dogs, so I know the smell well.) It was even worse in the bathroom — so bad I nearly threw up while trying to shower.
I called the front desk at 5 AM. They said the manager would call me back, but no one ever did.
We had a Brown University tour that day. I requested a 4 PM late checkout and they agreed to an exception. However, when the tour ran long and we returned after 4 PM, the manager Mia Haley charged us a $100 late fee and said we actually should also be charged for a second full night because housekeeping had left and they couldn’t sell the room.
I asked how they could sell a room with such a terrible stench and dirty carpet (we had to wear flip-flops the whole time). There was no discount, no refund, and no real effort to resolve the unbearable conditions.
We immediately switched to the Omni Providence Hotel, the rate is $198 plus tax per night for a Four Star Hote which was fantastic — excellent service and a clean, comfortable room.
This was completely unacceptable for a Marriott Bonvoy property. Between the poor cleanliness, strong odors, and unhelpful customer service (including the $100 late fee), we will never stay here again and never at Marriot! Strongly recommend
Avoiding this hotel and staying somewhere else.
