Loc Phat Hoi An Homestay Villa

Very disappointing experience. I booked and paid for a Superior Garden View Room, but the room I was given had no garden view at all. Instead, the only thing visible from the window was a large water tank, which was completely different from the room description and photos advertised on Agoda. When I complained, the hotel claimed they had given me a "free room upgrade." However, I completely disagree. A room cannot be considered an upgrade if it does not even provide the main feature of the room category I booked – the garden view. Because the hotel failed to provide the room I had reserved, I requested to cancel my booking with a full refund. Instead of taking responsibility, the hotel refused and informed me that I would still be charged for two nights if I cancelled. I believe this is a misleading business practice. Guests pay for a specific room category based on the description and photos provided. Hotels should not substitute a different room and then claim it is an upgrade while refusing a refund. I have reported this case to Agoda and will provide photo evidence showing that the assigned room does not match the advertised Garden View room. I would strongly advise future guests to verify their room carefully before accepting check-in.

After my first stay in March 2026, I was so excited that I have now come back for the second time. Loc Phat Hoi An really feels like coming home to me. The beautiful, green garden is an oasis of peace and is lovingly maintained. The rooms are clean, spacious and equipped with lovely beds; the mattresses are just right, not too soft and not too hard, so I sleep well. The menu offers more than enough choice. In the immediate vicinity are also several good restaurants. Supermarkets and a pharmacy are also within walking distance, and with Grab you are so (within 15 minutes depending on traffic) in the old town of Hoi An or on the beach. A big plus is that the accommodation also provides laundry at a very affordable price. There is even a cozy reading corner where you can relax. But what really makes this place special is the family that manages it. Their warmth, friendliness and genuine hospitality make you feel welcome from the first moment. They do everything to make your stay enjoyable. For me, Loc Phat Hoi An is not just an accommodation, but a place I like to come back to again and again. Highly recommended!

You need a peacefull place to rest and discover the wonderful from Hoi an? Loc Phat Homestay will be the good choice. 👌 I was supposed to stay only 2 nights in this Homestay. But I stayed 3 weeks... 😊 What made me want to stay?
